Question re: amount of points needed in an II exchange

If you choose a resort that only has two bedroom villas, does that mean you're required to use the amount of points needed for a 2 BR if you only require a 1 BR? we only need a 1 BR for four people, however the resort we're interested in (Residences at Park Hyatt Beaver Creek) only has 2 and 3 BR villas.

It's quite a big difference in points (160 vs. 270) according to the points chart.

I believe if you want a reservation at a resort that offers only 2BR accommdations you will need to use points for a 2BR.

If you reserve a 1BR at a resort offering that villa size and they upgrade you to a 2BR, there would be no additional points taken.

It may also be up to II. If they are willing to allow a 2BR to be reserved using a 1BR exchange, then that would also be their decision.
