Question on BWV vs. BCV Resale Cost Differences

Hey there. I was just looking at the Timeshare Store at resales and noticed about an average $10 difference per point on Boardwalk resales vs. the Beach Club with the BC being the higher of the two. Since both are EPCOT area resorts which have similar room dimensions, I was curious if anyone knew why BC is a higher coveted resort driving the higher price? Staying at the Yacht Club and Boardwalk in the past, obviously the pool is much nicer, I just couldn't see that being the driver in cost differential and was wondering if anyone else had thoughts or knew why? Also since both had a bunch of resales I didn't think Supply and Demand was the issue either, so I was hoping someone here could help.

There are a few differences besides the pool. BCV is a smaller resort, so more people feel you have to own there to stay there. There are times that the 11 month home resort booking is very important. BCV has dedicated 2 bedrooms, BWV doesn't. That means that some of the 2 bedrooms at BCV have 2 Q's in the second bedroom, there aren't many of these, but for us, we own at BCV, when we go with the family, that's what we book 11 months out. There are also dedicated 2 bedrooms at BCV with 1 Q and 1 pull out in the second bedroom, that may appeal to others as well. Self parking is very simple/convenient at BCV. Many people like the food/counter sevice at BC Marketplace.

The BW Bakery is very often very very crowded, and people here do complain about the offerings there, not easy to get mug refills.

However, there are pluses to owning at BWV, and I think these include the standard view points for the villas. The location of these is viewing the car entrance, and down the building to the canal area. I find the Screen Door offers enough food items, I wait in line at the BW Bakery. The Boardwalk also has Grand Villas, these are pricey, but beautiful and the BWV also has a guaranteed Boardwalk View. These are enough reasons for us to own at BWV. BWV is much larger than BCV, and people have had better luck getting into it at 7 months.

We own at both, we like both. Supply and demand accounts for some of the price difference. Each has champions/detractors.

Thank you as that was very good information beside the obvious Pool differences and didn't consider a lot of those items, such as the ability to get a BWV room at the 7 month point vs. trying to get something at the BCV.

Any other insights people have would be greatly appreciated as this has been great help.

I think it is mostly supply and demand. Few BCV contracts for sale means that they can hold prices better.

Also I think they were sold after BWV and thus the initial purchase by owner was more than BWV, not the $10 differential but also contributes to the difference, I think.
 

In addition to Bobbi's great analysis above, BCV owners in general paid more to purchase at that resort.

When BWV opened in 1996, points were selling at $62.75 (before incentives). When BCV sales began in February, 2002, points were selling at $75 (also before incentives) and the June, 2002 price increase raised it to $80 per point at the time BCV opened.

While resale prices are not necessarily directly tied to the original purchase price, there are certainly BWV sellers who can sell their contracts for less than BCV sellers and still show a greater overall profit - but I think Bobbi's comments above truly capture the main points of the pricing since the location of the two resorts is very similar if not the same.
 
BCV's are closer to the International Gateway to Epcot, which makes it slightly more convenient for Food & Wine Festival, Flower & Garden Show, and World Showcase restaurants. It is smaller and the hallways are shorter. You cannot pool hop to SB. If you have a car, parking is very convenient.

Factor that $10 difference over 35 years of vacations.....insignificant.:beach:
 
I agree with everyone's previous post. Bobbi did an excellent job explaining. I teach college economics, and also believe that supply and demand has a lot to do with the price difference.

The Maintenance Fees are a little higher at BWV. This is offset by the standard points.

For us, we wanted a great view, flexible/value point charts, and good access to the parks. That's BwV for us.

We also book early enough to get the standard or boardwalk views. Dh would probably prefer staying at BC if he couldn't get a boardwalk view, and I'd rather stay at OKW if I can't get my standard view.
