With the gazillion knobs/pulls we have in our new home, we would still be looking at holes in the cabinet doors if I had not found this place.

They have EVERYTHING!

There is some really great advice here! I'm going to print this thread out so I can save this for later reference when DH and I start planning our future house. :)
 

tkyes - I checked out the builders web site and thought the homes there looked great. If they are half as nice as they look in the pictures, you will have a very lovely home. Unfortunately, around here builders are only building overpriced MacMansions, which is why I will have to custom build to get something close to what we want at a price we can afford. We do not want a big house, only about 2500 square feet. The new houses here are mostly 3000 square feet and up. I also want a reproduction early New England colonial, but one that has a modern open floor plan. We saw a few of these in a town 20 miles from here and really liked them. There nothing like that being built in our town right now. Anyway thanks for starting this. i hope we can make it work.

KrnB - I too have printed this thread out and i highlighted all of the recommendations that I liked. Will save it for future reference. I started a file for planning the house. This thread will be a big part of it. Jay
 
There is a gas fireplace in the plan already, we are toying with moving it and making it a see through fireplace to seperate the dining room and living room.
We did that between the great room and keeping room in the new house. I always like having the fireplace in the center of a room. It holds heat better that way.

Diane, are you selling timeshare points? Diane's Vacation Club? How many will get me a week in that house?!? :)

Ebay is also a great source for knobs and pulls if you are still looking! Not a HUGE selection but a lot of the standards are there for less than $2/piece.
 
Diane - How is that fireplace vented? It does not look like it is vented through the roof. Is it to the side? I love the look of it. Very substantial. I do not like the look of flat cut stone pasted onto the wall. Doesn't look right top me.

My cousin just built a log home. It is stunning. Her husband is a builder and he made the house a showcase of his work. The house was featured last year in a log home magazine and in the log suppliers catalog and calendar. The funny thing is that when they came to photograph the house, they redecorated the place. My cousins husband is an avid hunter and they came in and removed all of his trophy heads except one. They also changed all of the linens and accessories. They made everything very flowery and feminine. My cousin had it more simple with rustic things, which I liked a lot better. I believe they wanted to show that these homes do not have to be decorated in the rustic style. Whatever they did must have worked because her husband now builds mostly very large upscale log homes.
 
OVERSIZED garage..
With all the stuff we have in the garage there isn't much room...
We will get a deeper & wider garage on our next house.

Would really like a solarium or sunroom..cheaper to put on a house rather than add-on..

Like the sound of a garden tub...

Walkin or bigger closets.......kids bedrooms have small closets..

Screen doors?
Had to have ours put on ourselves..

Bathroom in the basement..
 
We met with our builder last night - everything is on track. They are just moving a few things around on the layout and then coming up with a new exterior elevation so we look different than our neighbors, which is great!

We'll have a 24 x 30 garage - technically a 3 stall, just not 3 across. We'll also have tons of storage above in the tresses.

They rough in for a bathroom in the basement automatically, so that will be all set for when we finish the basement.

Our room will have a nice big walk in closet, the other rooms will just have a standard closet.

I bought a couple magazines yesterday and have been hunting online for decorating ideas. There are so many ideas out there! It's so much fun!

Thanks for that GREAT link! I put it in my favorites for "just in case".. My son-in-law is loyal to Home Depot to a fault - thinks NO place else in the world has the same stuff for less..

When and if I get the opportunity, I'd LOVE to spring this site on him!:teeth:
 
Be sure to get a closing date in writing!! We put in our contract for our first home that if they went over the date they would pay X amount per day for storage of our stuff and a motel. We had to give a closing date to our rental place and we would have been out on the street! We closed a month early on that one.
With this house the builder kept saying he never misses a closing date but what that meant was that he didn't want to give us a closing date until there was only flooring left. We kept telling him that the movers would be delivering our stuff on X day and he made it work.
Really think about traffic flow and how furniture will fit. I loved this floor plan at a Parade of Homes but with our furniture we have a slight problem area. Also, homes with the kitchen on the opposite side of the house from the garage is a pain in the neck with snowy boots and groceries.
We're moving back to Rochester and are thinking about building a third time. It can be really fun!

when working with a builder - asks if he includes things like shower rods, mirrors, towel rods, tp holders, etc... (ours didn't) had to send DH over to put up a shower rod the day before we moved in - we didn't put up the TP holders for like a month - yes, after dropping 2 or 3 rolls of TP into the toilet! heheh

OUTLET placement...I'm still cursing the placement of our lightswitches/outlets in our bathrooms...when I dry my hair, the hairdryer cord hangs in the sink - ugh!

also - if you plan on having a garage door opener - make sure outlets are put up there near where it will go.

SCREENS! we closed in the winter, so our builder didn't put the screens on the windows (he left them in the garage)...make sure they are all there and accounted for before leaving.

I think someone might have mentioned this - but our builder did this for us w/o us asking...all the rooms that have overhead lighting also have the "braces" set up in the ceiling in case we ever wanted to put in a ceiling fan.

one more thing on lights - our builder gave us an $800 allotment for our lights. We took that amount as a credit to our house and went out and bought our lights ourselves. Better then having the builder put that brass stuff everywhere - we wanted pewter/silver finished lights. (Using a Lowes 10% coupon - we saved alot of money and were able to get nicer lights then the builder would have bought) Lowe's actually has a REALLY good selection of lights.

If you get a Commercial Grade Stove...don't scrimp on the Venting.
My Viking causes my Stove Vent to utter a piercing "heat" alarm if I have all four burners and the oven going!!
