What would you pay for a 150pt VB resale with under the following senarios:

a) No points till 2004 use year

b) 2003 points (150 available)

c) 2002 and 2003 points (300 available)

Also, how much are typical closing costs, and do they increase with the size if the contract.

A)$60-63
B)$63-65
C)$66-68 but would depend on use year as well

Closing costs from what I see on the boards I think around $450-650

I don't understand why you would pay this high since Disney is offering $15 Magical Beginning (the only draw back is the use year issue for MB). You must get a Sep onward contract. It's too late for Aug and earlier (cause 2002 points are not available for MB).

So with MB, the cost buying direct from Disney is $69 with all 2003 points remaining plus no closing costs, no-hassle financing, fast closing, payment of dues straight forward.

By buying 150 points resale, please factor in $3 per point for closing costs ($450), then have to wait 30 days for Disney to pass on their first right of refusal, then another 15 to 45 days to record the deed and Disney processing your membership.
 
I would agree with jaysue's updated numbers but add a couple of caveat's. Even at these prices it is not reasonable to buy VB with the sole idea of using them at WDW. If you want to stay at VB part of the time, it's a wonderful resort. Closing should be roughly $450-475 but that is generally without title insurance.
 

Keep in mind that Vero Beach also has the highest amount of maintenance fees per year. It's a beautiful resort (from what I've seen and heard), but being so close to the water, it ends up having a lot of repainting issues with sand, salt, etc.

But, if you are looking to buy into Vero Beach, the MB program would put you in a decent postion and without the wait time. If you are lookin' to purchase resale, the benefit would be to find one with banked points (scenario c) and rent out the 2002 points (your own built in MB right there) and that will cover closing costs and some of the maintenance fees for the current year.

Either way, get into DVC! :p
 
We would be buying at Vero with the intention of using points there for 11 month window bookings. We have also considered doing our "own MB" to reduce the overall cost of the purchase.

Doing math, the dues at Vero would be roughly $0.50 /point more than BCV. So...on a 150 pt contract, that would be $75.00 more in due/year x 39 years = $2925.00 more in dues over the life of the contract. A resale contract with banked and current year points could offset the dues difference, and still be cheaper than buying through Disney. Is DVD still offsetting the dues at Vero?

I realize everything is negotable in these transactions, but when a resale is posted as having banked points and the asking price is $65.00/pt, do the sellers try to get you to pay the dues on the banked points on top of the $65.00/pt?

It is negotiable, but I think in most transactions people will pay for the points they get. Given the number of Vero Beach contracts out there, make an offer that has them bearing that cost.
 
I don't think it's common at all to pay fees on banked points or points that are soon to expire. You must look at the situation and see how the points availability fits into you situation and make a final decision looking at the overal package. Since the dues are on a Calendar year basis, many are already paying part of the previous years dues when they buy resale anyway.
