Question; can this be done?

I can understand your match but what I still don’t understand is if the 1br and studio are booked separately why it can’t be booked for 25 days?

Is that because the total points for a 2br can’t exceed 14,965 and therefore the 1br and studio can’t exceed the same amount of points?

If so that would mean that the room would sit empty for 25 days and can be rented by Disney.
It's theoretical that the rooms at that resort would be "unbooked" for 25 days at the same resort. It's really just showing how much value that DVC is gaining from lockoffs when booked as studio+1BR over time.

In practice those "25 nights" can still be booked by members with banked/borrowed points in the 7-11 month window or by other members under 7 months. But even when that does happen it will either shift those extra points/rooms forward (and Disney will capture them eventually) or to a different resort that Disney can then rent out for cash, put into Interval International, etc. Likely what is happening with SSR right now as that is what they usually put into Interval.

It’s that a studio and a one bedroom require more points than the 2 bedroom. So if Disney sold 14,965 point to members, and the room is booked sometimes as a studio and a one bedroom those 14,965 points won’t be able to book all 365 days because there isn’t enough points for that.

As Tatebeck noted there can be banking and borrowing, 7 month reservations at a non-home resorts but eventually Disney is going to capture those points at some resort where there are non-booked rooms 60 days out.

Using the example given, Disney could not legally sell more than 14,965 points for those rooms otherwise there may be more points than availability. If they tried to sell more points and everyone booked the 2 bedroom there could be people with points that couldn't be used, which is absolutely not allowed. They can, however, charge more for the studios and 1br when booked separately, which is known as the lock off premium. The reasoning is that it costs more to service two separate rooms than one larger room. Using the points in the example, booking the rooms separately would cost 44 points per night/16,060 per year. As they can't sell more than 14,965 then there will be nights that can't be booked as all of the owners' points have been used, which is up to 1,095 points a year or 25 nights.

There are only so many points for BWV that were sold.

The additional points included in the lock off premium are “extra” and not counted in what it takes to book the resort

It’s also why they had to use point charts with a base year of 365 days and ones with the fewest number of Fridays and Saturdays.

This ensured they didn’t oversell points. Years in which there are more weekends, or is a leap year, it takes more points to book up the resort than exist…talking only home resort here.

Same with lock off…when people book the studios and 1 bedrooms on their own, it eats up more home resort points, which eventually can turn into unbooked inventory.
 

About 1/2 of the studios and 1 bedrooms at BWV are dedicated (no lockoff). I talked to Member Services a few years ago, I wanted to request my 1 bedroom as dedicated. They told me their system already showed it as dedicated. So apparently they track it behind the scenes.
