Question about Vero and HHI

Besides the booking window (11 vs 7 months), why would someone not buy VB or HHI in resale. The price point is far better than FL resorts.

Can someone tell me what I'm missing:confused3
 
The Booking Window is the primary concern, and so are the VB maintenance fees, which are the highest in DVC.
 
The MF are much higher than onsite properites, as much as 2 to 3 dollars per point. Any savings will dissapear as your membership goes on. The other downside is that you could get locked out of any properity onsite dependeing on when you go. Also the 2 costal resortes could be destroyed by a hurricane and DVD can decide to not rebuild and just give you a cut of the insurance money.

As previously stated the annual dues are the highest at Vero Beach and Hilton Head.

The annual dues for 2009 and expiration date of memberships at each DVC resorts are:

Bay Lake Towers $3.67 per point - Deed Expires 2060
Grand Californian $3.82 per point - Deed Expires 2060
Animal Kingdom Villas $4.86 per point - Deed Expires 2057
Saratoga Springs Resort $4.34 per point - Deed Expires 2054
Old Key West Resort $4.73 per point - Deed Expires 2042*
Beach Club Villas $5.00 per point - Deed Expires 2042
Wilderness Lodge Villas $5.04 per point - Deed Expires 2042
Boardwalk Villas $5.21 per point - Deed Expires 2042
Hilton Head Resort $5.36 per point - Deed Expires 2042
Vero Beach Resort $6.41 per point - Deed Expires 2042

* Some listings at Old Key West expire 2057.

At The Timeshare Store, Inc.® we find typically those buying Vero Beach are buying as they want to stay in the 3 bedroom cottage and those buying Hilton Head are buying as they want to stay there in the summer time. Those are hard to obtain unless you own at each resort and making the reservation more than 7 months in advance.

You also lose the ability to make a WDW reservation 11 months out. Both are great resorts (VB more than HH IMO) and for the right person, they can be great to own for those looking to use the points a portion of the time at the resort in question. I'd want to be looking at HH for summer or VB for a 3 BR every 2 to 3 years to justify taking the other risks and aggravations involved.
 
Has anyone stayed in a 3 bedroom Grand Villa at HH?

Is there a particular unit that you would recommend?
 
I will give you the perspective of someone who is going the resale route on a HHI contract right now vs. adding on again at AKV.

We chose HHI mainly for the reason mentioned, booking there for the summer months. It's also only 4.5 hours from our home so much more convenient to us than Orlando. We also felt the vacations we take there will be less costly than a WDW stay as we always purchase tickets when going to WDW. Lastly, our kids are getting older and we felt they will start preferring beach vacations, possibly bringing along a friend or two, to WDW vacations.

After looking over the resale market for months we found a loaded contract that, even after closing costs and other fees, ended up being $25/pt less than DVCs current price for HHI add-ons. Our other home resort is AKV and the dues at HHI are less than $1/pt more than the dues at AKV. Since we are saving almost $6000 by going the resale route, and assuming the dues difference between AKV & HHI remains at roughly a $1/pt going forward, it would take decades of dues payments before the difference exceeded the savings we got by going resale. By then there would only be a handful of years left on the HHI contract anyway.

Historically there have been far more hurricanes to hit Florida than South Carolina so of the 2 current DVC beach resorts we felt HHI was a far safer choice. We are also comfortable with the fact that there is a possibility that one day DVC may decide to spin off HHI & VB and we will no longer be able to use our points at the WDW resorts.
