Question about purchase on secondary market

I have the opportunity to purchase a membership at the Boardwalk, which I understand that it is very popular resort and hard to get into. My question is this, if I purchase that the boardwalk, can I purchase additional points there or do I have to go on the waiting list?

Next question, I have seen on different boards that people have either financed or paid in full there membership. I understand, that Disney will finace a portion, but when can I start using the membership and won't the financing skew the discount I am supposedly getting through purchasing a membership?

My plan would be to purchase the Boardwalk at 90 points per year. Which is about what I have calculated we will use for the next 3-5 years. Then in about 5 yrs purchase and double my points. I would like them in the same place if possible.

Any help in these matters or suggestions, since all of you are experts more than I am with the vacation club.

1. Once you are an owner, you have the same rights/abilities as any other owner. In this case you can do an add-on direct from DVC (25 point minimum) at any resort, pending availability. You will see that some resorts (BCV) have a long wait list to purchase, but others are historically not so bad. The current price for add-on points is $92 each.

2. You can only finance your DVC purchase through DVC if you buy directly from them. If you are buying a resale contract and wish to finance it (which is, imo, generally not a very good idea) you may wish to look at a home equity loan. I believe some of the resale firms (like TTS, linked above, and DVC by Resale) may offer some type of financing; you could contact them to find out. Again, my opinion is that for most people, DVC is not a great idea if you have to finance it, and especially if you have other high-interest consumer debt (like credit card debt).

3. If you are buying Boardwalk directly from DVC, and you do not already own any DVC points, the minimum purchase you can do will be 150 points. If you buy a resale contract, you can buy whatever increment is available, but you cannot break up and existing contract when you buy it. So if, for example, 110 points are for sale, you have to buy all 110 or nothing. FYI, contracts below 150 points usually sell very quickly. Once you have your initial contract, no matter how you purchased it, you can add on directly from DVC--the 25 point minimum applies.

When you reach the top of the list (and they have points available for your use year), they can offer you points for sale at that sold out resort. Disney will not sell you points for a different use year unless it is a totally new contract of 150 points.

When you find a contract (smaller one that you want) from a resale company, you need to jump on it. Smaller contracts usually go faster than bigger contracts. You may or may not be able to find a contract for 90 points, but something in that range might be available.

If you purchase through Disney and finance through Disney, you will pay financing costs to Disney. Ultimately, your price per point will raise.

Yep, you have it. You just keep adding points.

We started with 175 at OKW Sept use year. We added another 75 from Disney. Then we bought a 50 point resale (Dec use year, makes it a little more difficult to manage the points, though). Then we added on at VWL, 100 points, Sept Use year. Finally added 100 points at BCV, also Sept use year. Four purchases were through Disney, one from resale.
