question about point renting etiquette

I'm considering posting some points for rent on the rent trade board. I have read the stickies. My question is, one of the suggestions is to vet potential renters by their past posts on the disboards. Would it be considered bad form to not be willing to rent to someone with very few posts. Looking through the rent trade threads it seems an overwhelming number of potential renters have 5 or fewer posts which would make me nervous as the one providing the points for rent.

Would I be shunned or blacklisted somewhere if I responded to these potential renters with a response that essentially said, 'you don't have enough posts for me to figure out if you are a weirdo or not' but obviously in more elegant terms.

I guess I'm also asking, am I allowed to pick and choose who to rent to based on what works best for me, both points wise and trust wise, and not honor a first come first serve type rule.

Any thoughts on this would be appreciated. I'm also considering using David's, and am aware of that option.

IMO, you should do what is comfortable for you as an owner. Renting requires trust on both sides and if you are not completely comfortable, then you want to move on and find someone who fits your needs.

I have not rented my points, but have done a transfer and did use that as a guide. But, I also considered the response I got when I talked to the person.

Absolutely, you are welcome to work with whomever you wish and may set any criteria you wish in that regard.

Please realize that many (if not most) of the potential renters on the DIS Rent/Trade Board with only a few posts, have come here specifically to try to rent a DVC reservation and they are the lifeblood of the Rent/Trade Board.

While it is possible to have a problem renter, we have had far more problems over the years with problem members renting to others (and even those have been only a very small number of problems).

We always suggest to potential renters that they be comfortable with the member they work with before sending any money - including, but not limited to, asking for (and checking) references, reading past posts of the member, etc. There is no reason members wishing to rent should not have the same level of comfort with those wishing to rent.

I thought that advice was for people seeking a reservation. And now, since rules have been set up on the R/T Board that require any member wanting to rent out points, it is harder for a scammer to post their points for sale.

I just took the leap and rented to someone that only had 1 or 2 posts (my first rental), but had been a DIS member since 2010. We each must have had some trust for each other.

I did ask for half now (and half 75 days out), which she waited to pay until I sent her the reservation confirmation. But it all appears to be going okay. I figured if it flakes out I will have at least half the money already.

Like webmaster said you can pick and choose whoever you want to rent to. I have rented to many first time posters, my thinking was if some one is going to give you money without having much control over it, you can trust that person as they put a trust on you. I have a renter who sent me over 4k in one reservation another 3k, both are unknown to me and their reservations are few months out. It is just a matter of your comfort level, I did call most of my renters just before making a reservation to get some feel from their voice.

They are your points and you do have say over who you rent to or not. You may also want to consider using one of the brokers to rent your points. One is paying $11/point to members.
One thing I will do is exchange phone numbers and personal email addresses. Talking over the phone can give you a better feel than taking on the board. I also have a short agreement contract where I list everything out so there is no mis understandings between parties.
My first experience with one of the boards was I was looking to rent points, 5.5 years later I own more points than I really need LOL. We all need to start somewhere.
It really all comes down to trust and I always go with my feelings about the person.

i have rented out our points only a few times.
the first time, i spent time with the renter: answering questions, booking their reservation, etc.
after not hearing back over a week after sending a contract, i finally told them i would have to cancel the reservation if they didn't respond (and pay).
they answered that the person they had originally been working with had finally responded so they felt obligated to book with them - wasted about a month of my time
after dealing with a few "looky-loos" (those would didn't read the stickies, wanted a bigger discount, were just pricing around without any vacation actually planned, etc), i started checking into each that responded.
the ones i wound up renting to were fantastic - i helped them plan, responded to them quickly, and they paid as agreed. we still keep in touch.
so, yes, i did research those responding, and refused a few people who had low post counts, didn't have vacation plans, etc. i just told them i had someone else interested (which you almost definitely will).
i'm sure there are a lot of wonderful "noobs", we just found we would rather be selective since we rent out so rarely (saves us a lot of time and frustration).

They are your points. Rent to whomever you want, and eliminate anyone however you choose to.
Make sure you have decided, before posting your points for rent, your payment terms. Some may try to "deal" your price down. Refuse to do business with them. Do you want 1/2 at booking and balance 75 days out? All at booking? Be sure if you have a no refunds policy, as many, if not most, renters do. As previously stated, people shop around, and may change their minds on a whim and leave you high and dry.
When you post, you may get a LOT of responses, so standby ready to weed them out.

I had points to rent due to a cancelled reservation a couple years back. I rented to about 6 different parties - 4 of which were DVC members just short on points. Two were newbies and I had a lot of questions from them and we did adjust my terms to make it easier to pay. We were many months out and I think we ended up doing 4 payments. I had no risk as I had some cash and the ability to cancel if they didn't complete payment.

Most of my reservations wanted were during food and wine festival. So, if the renter hadn't paid, I probably would have had an easy time reselling.

The DVC members were the easiest to deal with. They knew what they wanted and everything was done in a couple of emails.

I tried to rent out last year but my post count was low during my busy at work time - so I rebooked a trip for myself. Basically I bought my points for personal use and renting is not my normal thing. But - the dis rent trade board was wonderful when I truly needed it.

We have owned DVC for 5 years and I don't know if we are typical or not but we get APs and go to Disney several times that year and then take a break doing beach or cruise vacations.
When we are doing them, I am not on disboards because I don't have a trip planned. Therefore, the times I accumulate points and might want to rent, I have not been on here to get my 50 posts to rent.
I do not feel number of posts are relevant in determining a renter or owner's character.
I think less than 5% of people at Disney on any day even know about the disboards.

I used David's to rent our points--have done two rentals--and they are great. He had renters for my points the day after I listed them.

I'm a renter here (have rented successfully from 4 different owners, between DISBoards and another DVC owners forum). My post count is up because I post about non-DVC items (budget board, Disneyland, etc.).

I think you have to feel comfortable with the person you are renting to. Look at their threads, etc. See if you can talk on the phone with the person you may potentially be renting to see if you feel comfortable with them.

Of course, for me, all my transactions were done via the private messaging boards and/or email. LOL. I think I only spoke with one of the four people I rented points from, on the phone, because that was the biggest points reservation I had at the time (120 points for BCV). Of course, that was after I paid 1/2 down and started reading horror stories of unpaid maintenance dues so we did a 3-way call with DVC member services so DVC would tell me that the fees were paid in full. LOL

The other person, I met thru here and then on ebay. LOL. She had a lot of feedback from ebay for DVC rentals so I figured, what the heck (100 points for VGC).

Try to have all your information (cost per point, payment details [paypal or money order], time for payment [1/2 (or more or less) up front after reservation confirmation and the remaining portion at 45 days out [or 60 days]) in your initial post so you don't have to field those types of questions. Obviously, if the person wants you to make a reservation at 30 days or less, then you'd want full payment before making the reservation.

I lurked around here, finding out information about how DVC works before even renting points from owners.

DVC requires that you use a written contract when you rent your points. Spell out your expectations there. There are some on the R/T Board if I remember correctly.
