Question about DVC Resorts

Thanks for all the info everybody. Been a great help. Just have a couple questions.

I really don't care which DVC resort is my "home" resort. If that is the case should I get the cheapest point value on the resale market? For example I noticed Vero and HH are the cheapest on the resale market.

Selecting your "Home" Resort will give you a 11 mo booking window, so you get a better choice of room choice. So, if you want to stay at HH or VB all the time then I would recommend buying in there, but if you are going to be WDW for most of your trips then buy in at a resort WDW.

jmho if you plan to vacation at WDW then that's a risk I would not take (buying into HHI or VB) unless I absolutely and positively would never ever make a reservation more than 7 months before my check-in date for the life of my contract ( your Home Resort gives you 4 month owner's booking advantage there: 11 months through 7 months+1day before check-in date you'd want - this is why much emphasis is placed upon what HR to purchase at )
AND most importantly, are you willing to risk not getting a reservation at WDW for your vacation & if that turns out to be the case are you then absolutely willing & able to take your vacation at your Home Resort of HHI or VB ? Owning at an off-site DVC will only afford you ability to make reservation at a WDW DVC resort at earliest 7 months before check-in date you'd like and at that point you are in competition against ever other DVC member who is trying to book at a DVC resort that is not their Home Resort, so availability may be extremely limited if there is any especially at popular travel times ( DVC resorts are busy pretty much year round & their "busy" times may not be what you'd associate with a regular resorts busy time - alot of busy times at DVC are during low point usage seasons - so review points charts to get idea based on when you like to travel; link is at top right of page ).

The higher MF's at VB will eat up any upfront savings you get over the WDW resorts.

If home resort does not matter, than I would definitely look into resales at SSR. The MF's are lower, it is in WDW, and it expires in 2054 (vs. VB and HH which expire in 2042).

I have seen many contracts go in the 60's there right now so that is the best resale out there!

As others have said, the maintenance fees are high at VB and HH, and will likely remain so because of the risk of hurricane damage. The initial purchase price may be lower, but over time these resorts will end up costing you more than the WDW DVC resorts.

There's also the risk of being shut out of WDW during the busiest times of year, since you won't have the 11-month booking window at WDW.

if you want to stay at WDW, then choose the WDW DVC resort with the lowest costs.
