question about cost of resale points

I was looking at a DVC resale site and it seems like some DVC properties cost less per point than others. I am guessing that Vero Beach is cheaper because it isn't at WDW. But what about the others?
 
Other things that factor into pricing:

  • Owner's desire to sell
  • Number of points currently available (lower priced contracts are often "stripped" - meaning all current points are used and most/all points from the next year are borrowed, so you wouldn't get points until the next use year began, and even then you'd get 0 points and would have to borrow from the following year.)
  • Size of the contract (smaller points command a premium price
 
Resort preference is probably the biggest factor IMHO. If you read around these boards you will see there are specific reasons people like a particular resort and you'll see some of the reasons why others might cost more. BCV and BWV are within walking distance of Epcot and DHS. Being close to Epcot they are also desirable for the Food and Wine festival in the Fall. Some people like BCV because of the Stormalong Bay pool and I think there are less rooms so the supply and demand factor probably drives up the price. Others like VWL because around Christmas time it's from what I read the best decorated resort. It is also a boat ride away from MK. You also have to look at the point charts as well as the annual per point maintenance fee. While Vero is cheap per point it has a high annual point fee. The resort you buy at gives you preference for booking within the 11 to 7 month window.
 
The original purchase price has a lot to do with it as well. If someone paid $85 a point for BWV, they usually don't want to part with it for less than that because they still have to pay the commission to the selling agent out of the proceeds.

You'll see a lot of smaller contracts at a higher price because Disney will often buy them out from under the new purchaser using ROFR. They don't want those smaller contracts out there and they are often looking for those points to resell through DVC.

VB is harder to sell because the dues are so much higher there. So owners cut the price to see it faster.
