Question about Boardwalk Rooms

Hi, I am looking for some advice from those who have stayed at the Boardwalk Inn.

I just booked 12/17-12/22, there are two adults a one child (aged 8).

I had the option of getting a Garden View with a King bed and a child pull out bed or a Water view with 2 queen beds. I opted for the Garden View w/ King but am now wondering what Water View would give me.

Do you guys know what views would be included with Garden View and Water View? Does this include rooms over the Boardwalk or Epcot views? Are there balconies in every room?

I'm pretty sure water view can include the canal and various pools. There's no real guarantee what you're going to get.
 
I stayed here and the Grden View can be quite nice. Some of the rooms have private gardens surrounded by a picket fence with an arbor and gate.A private patio also if it is ground level. The upper floors however will only be a view of landscaping (which is nice). I personally LOVE a water view. You can watch the Friendship boats go by and it has a relaxing feel. It may also be pool view though and can get loud. If you check a room location map you can request a room number and I have always gotten the area I wanted. I am a real researcher on these types of things lol..Dh says I am nuts haha it is Disney!
