Question about annual dues

We are looking at a couple resales and have a couple questions.

How are annual dues calculated? Are they based on your contracts points (say 150 points) or are they based on the points you use for the year?

If you borrow points, does that mean you must pay additional annual dues for that year since you're using more points that year?

Also, when are annual dues due? If you have a December Use Year, is a bill sent out Jan 1 or would it be closer to the Use Year (December in this example)?

Dues are based on the number of points on your contract and vary depending on which resort the contract is for. They average around $5/pt so if you had 200 pts your annual dues would be around $1000.

I believe they are due by Jan 15th each year. You can either pay them in a lump sum or DVC will auto-draft 1/12th of the amount each month without interest. We pay monthly so I don't really have to worry about the actual due date. I believe the statements are sent out in December after the annual meeting.

The annual amount is estimated for the coming year and they will reconcile it at the end of the calendar year. For example, they overestimated part of the dues for AKV last year so we had a credit applied toward this year's dues.

easy. based on contract pts. if you have a 100 pt contract at AKV, you would have paid 100 x $4.71 = $471 in dues for 2008.

nope. but if you sell that stripped contract, it will be worth less or you'll have to compensate the buyer for those dues.

it's not based on UY month. everyone gets their bill in dec. it's due on jan 15 (grace period through mid-feb, i believe). you can pay all at once, or in 12 equal installments from a monthly draft of your bank account.
