Quality/Comfort of DVC Studios & 1-Bedrooms?

Hi everyone! My family and I have visited WDW 3 times in the past 4 years, and we're thinking DVC might be a great option for us. My biggest concern is the quality of the villas. When I see photos/watch YouTube reviews of the DVC villas, some features of the rooms seem a bit older/more worn than what we've seen in the deluxe resorts. (We've stayed at Boardwalk and Yacht Club and loved both. The rooms were gorgeous and the beds were so comfy!) For example, the sleeper sofa concerns me. Are they maintained well? Are they comfortable for many nights of sleeping? Our daughters are almost 10 & 13, and my 13 year old is very tall. I just want to make sure they'll be comfy if they share the sleeper sofa in the studios/1 bedrooms.

Any thoughts you can share on the overall quality/comfort of the DVC villas are greatly appreciated! Thanks in advance!
 
My 20-year-old daughter and I just returned a few days ago from a 1-week stay in a Boardwalk studio villa. I got the queen bed, and she got the pull out bed. We both slept like a rock every night (and maybe 10 miles of walking every day helped that!) and she was very comfortable in the bed. I agree that the regular mattresses are super comfy.
 
The sleeper sofas are never comfy. They are just okay. They work fine for kids, especially kids who weight 100 lbs or less. Full sized adults, especially older ones like me, no way.

As for maintenance, DVC resorts get full renovations less often than the hotels. The hotels just raise their prices to cover the costs of the renovations. DVC has to cover the cost of the renovations with the money they have already gotten from annual member fees. Plus with less often housekeeping, maximum occupancy (very little vacancy) and guests who sometimes don't clean up a mess they make in the villa and the short time the housekeepers have to clean between guests, they might miss some things. Then it is up to the members to report issues that they find to Maintenance or Housekeeping (whoever is the right one to tell) to get them fixed. We've had patio door locks that did not lock, but they were fixed as soon as we reported them. We had leaking AC units that caused the kitchenette carpet to get soaked and they were fixed away. We had AC problems (no cool air) and it look until late at night for Maintenance to get it working for us to sleep that night (they worked for hours on it) and they came back the next day with a replacement compressor for the unit for our villa.
 

OKW has two real beds in the studios but the game changer is the new pull down Murphy bed they have used at Riviera and that they are installing right now in SSR with the hard good refurbishment there. People who tried those beds said they are as good as a real bed, meaning you may or may not like them depending on your preferences (it's not your home bed after all), but they're a great improvement over sofa beds.
You may start using your points at OKW, Riviera or SSR for the near future, until all resorts get the new pull down beds, within the next 14 years (next is BRV in 2 years time).
