Putting the house on the market.

How is everyone doing? Any bites on your homes? We put our house on the market yesterday...We are doing for sale by owner...If you have a minute, please look at the pics and see if there is anything you would change...

I would take a fresh picture of your living room, the date says 2005. Better yet, turn off the date function all together for all the pics. The only real comments I have are:
1. The coffee table, it's not really looking like it's in front of the sofa...more like it's the center of the room. I would either move it closer to the sofa or remove it.
2. Refrigerator, I would completely clear it of magnets and whatever's on the top to give it a nice clean look.
3. Are you only showing 3 pics? If so, then I'd swap out the shed for a picture of the front of the house.

ok-after I uploaded my comment, the front of the house picture appeared, so you can skip that comment! Maybe get a really colorful pot of flowers for out front though.
 
I would take the curtains off the kitchen windows, declutter the countertop a bit more and take that thing off the top of the refrigerator. The family room (and the kitchen too) look kind of dark. Can you get more light in them?

If those are your FSBO pictures - the front looks nice - I would try to get a planting with some height to make it look more inviting. Take a picture of the backyard which shows the space of the backyard, rather than a picture of the shed. Same with the interior pictures - show the space/windows/architectural features rather than your furniture.
 

We have had our house FSBO for 2 1/2 weeks now and although we've had a few calls, we haven't had any showings. It doesn't help that the city keeps stealing my signs on the main rd :headache:! We have been talking about possibly going with a realtor, but we haven't decided for sure yet. We found a realtor that will do 4% commission as long as we use them when we buy a new house so that's better than 6%. As of right now there are about 5 houses within 2 blocks of us that are pending so maybe a realtor is our best option. Good Luck to everyone selling their house!
 
Declutter and clean, clean, clean. Also really try to minimize the presence of the animals, especially the cats. Any pet smell has a very negative effect on potential buyers.
 
I planted a St Joseph statue but I'm not sure if I planted it the correct way. I've seen so many different suggestions on how to plant them, but I planted mine face down with the head towards the house and feet toward the street. Is that right?
 
We sold ours in 9 days this spring. We removed all but basic furniture, no coffee tables, nothing on the counters, neutral wall art-really neutral and we actually removed most of it. We refreshed our kitchen counters, added a 1/2 bath in a very logical space and fresh paint throughout. We also replaced the flooring in the main bath and put up beadboard chair rails in there. We replaced light fixtures with current decor fixtures even though I thought the originals were fine. All books came out of shelves, all closets cleaned out with minimal clothing. The basement was completely emptied and stored in another location. 9 days at asking price which was not low. We priced it higher than any house had sold in the area with the agreement that we would lower the price in two weeks if: we were not having showings or comments said the price was too high. We used a realtor and I thought her suggestions were well worth her cut in the sale. Also hired a cleaning crew that she recommended and the house was gleaming! They hand scrubbed and polished everything including the extensive woodwork.
 
glad someone bumped the post. I was thinking about the OP and wondering how it was going. Hang in there. I resorted to St Joseph on the last house sale. St Joe took 8 months to get a contract.;);)

Italian roots here...St Joseph statue face down feet towards heaven..his face pointing toward your home....its said if you want your neighbors house to sell point the face toward the street :rotfl: after your house sells you're supposed to dig him up & give him a place of honor in your new home. Nuns apparently started the tradition burying St Joseph medals on property they wanted to purchase for convents. Now he is for selling instead of buying
 
Well, I we may not be having luck selling our house but I sure see a lot of yours I wouldn't mind living in! Ours has been on the market about six weeks, realtor said it could take two years. At least it's cleaner than it's ever been.

Anyone else stash something in an odd place because of short notice on a showing and laugh at yourself when you found it? For three days I was dying for a bowl of granola but couldn't find it. Turned out it was in the dryer!

If my realtor told me that it might take 2 years to sell my house I would find another realtor.....something doesn't seem right :confused3

We had a contract on my father-in-law's house in NJ in less than 2 weeks after listing it with a realtor.....pricing it correctly and according to all the comparables in your neighborhood is the key.
