Purchasing resale at Boardwalk Villas - would you do it?

I’m planning to buy there. After debating over the pros and cons of all the resorts, I realized BWV was where I really want to stay. I just love all the dining, atmosphere and amenities in that area, and you can’t beat walking to two parks. The points charts are very favorable too, and the studios sleep 5. I’m planning to buy resale because the direct prices are hard to justify.
 
I will throw one small curve ball in here, are you planning on staying in studios or one bedrooms? I only ask because if you plan on doing studios (or two bedrooms) then it is a huge benefit to own at BWV and IMO 100% worth it to buy there. If you are thinking of staying in one bedrooms then those are available 95% of the time at 7 months and you could save a tad bit of money plus have more years by buying SSR and switching to BWV at 7 months. The only reason that I even mention this is because our family tends to stay in one bedrooms and we almost always switch to BWV at seven months. But if you are looking for studios those really need 11 month booking priority for the most part.
Do you find this to be true in the Fall as well?
 
I think too many people put too much thought into which resort is the "best deal" or what will have the best resale value. You can still save $ staying on your own DVC points vs through disney with a discount. And the low points charts at BWV give it a little boost in terms of value.

I think @CastAStone made a really great chart that took into account point costs for rooms if you really want to analyze costs. I don't know where to find it...... maybe someone can post a link.

Anyway, we love Boardwalk because we can walk to the 2 parks we spend the most time in. So, we're simply not getting that anywhere but BWV or BCV and I want to be sure I get 1st crack at room choice. So, owning points there is a no brainer to me.
Yes the chart by @i<3riviera is similar enough to mine that I don’t think it’s worth anyone spending the time to try to dig mine out.
 

Honestly, if you are thinking of buying direct, Boardwalk just doesn't make sense with only 22 years on the contract at $200 per point. Yes, you should buy what makes you happy. But you also don't want to waste money.
But if you're buying resale, where you might get it under $120 per point... You'll like get "value." And you'll be happy for 22 years, which is still a darn long time.
If you have a large family who will buy lots (5+/yr) of Gold APs instead of the Platinum APs you’d have otherwise bought, direct can still make sense even for BWV (less so BCV, although again, there are certainly some oddball circumstances where the numbers would work). But generally yes a resale purchase is advised on any of the sold out resorts.
 
100%, as mentioned the point chart is excellent, you can get a contract for $115 or less and your dues bill ends in 2042

Walking to Epcot and HS is fantastic and don’t forget the garage across the road for cheap beers!
Also you can walk to mini golf near Swan and all nighttime entertainment and fireworks

That totally makes sense, but I think studios (or two bedrooms for bigger family vacations) is what we'd most likely want to stay in!
 
“Life happens while you are busy making plans”, it’s really a false economy to compare 22 years at your #1 resort vs, 30 or 40 years at a resort that you’ll always regret for not picking your #1 choice. The answer is simple, go with your #1 choice and don’t talk yourself out of it.
 
I have been considering buying into DVC for a while now, and I think I'll be ready financially in the next year or so. People always say "buy where you want stay!" but where I want to stay the most is the Boardwalk (or Beach Club) and I am having a hard time justifying the purchase with the 2042 expiration date. We stay at other resorts but the crescent lake area is my absolute favorite. I am 37 and married with no kids, but have some extended family who would like to join from time to time. Would you do it?
If you are buying resale yes buy at bwv bc that’s where you want to stay. If you are ok staying at other resorts then I would consider a cheaper option but being happy where you are staying is the most important reason. Why buy DVC if you aren’t going to be happy.
 
We are in a similar situation. Late 30's, married, we do have kids. The 2042 expiration date is a deal breaker for us but if you're ok with it and BWV is where you want to stay then go for it!!!

BW doesn't appeal to me much but there are certainly good deals to be had for it.
 
Yep. Just got our points on a resale contract last month. Very happy about it too. 22 years is a lot of time. I don't know if we will save as much money as if we had bought earlier or at a later expiring resort. However, it was the location/availability of getting a room that we wanted. Plus, I am looking forward to feeling "forced" to vacation there :rotfl2: That was one of the main reason we bought instead of just renting points.
 
Go for it! I'm 34 and in ROFR for BWV, my first contract. My family loves the Epcot festivals, we always visit at least once a year during each F&G and F&W, and when park hopping in normal times we go to Epcot each day to graze at the festival booths. Owning at Boardwalk makes sense for me based on location, amenities, and cost; I consider DVC an investment in my future vacations at Disney rather than a means to make money in a hypothetical future resale, so the 2042 date doesn't outweigh other considerations to me. 22 years is long enough for a resort I love, tho I am planning to add on at AKV or Poly for a longer contract in the future to have more points and options.
