Purchasing resale at Boardwalk Villas - would you do it?

I have been considering buying into DVC for a while now, and I think I'll be ready financially in the next year or so. People always say "buy where you want stay!" but where I want to stay the most is the Boardwalk (or Beach Club) and I am having a hard time justifying the purchase with the 2042 expiration date. We stay at other resorts but the crescent lake area is my absolute favorite. I am 37 and married with no kids, but have some extended family who would like to join from time to time. Would you do it?
 
Yes, if that's where you would be most happy then buy there! Boardwalk is really reasonably priced and the point charts are pretty reasonable too. In 22 years (and likely before that) there will be other options you could trade into, maybe even Boardwalk 2.0, but at least you'll have lots of years of staying where you prefer.

I always say buy where you will be happy, if there is one place that does it for you.

DVC is just too expensive not to so if BWV is it, go for it! 22 years is a long way off and by then, you may find other resorts that will make you happy and can add on at those which may last longer.

In the last year I sold my 2 BWV because they were more for my DH and not me and he hasnt come in years and replaced it with RIV and BLT because I’m the one that goes regularly!
 

Yes I would. That’s over two decades away. By then as you approach 60, you can only imagine what other DVC options you will have to pick from. Odds are you will still love DVC. For those crescent lake locations, I looked at the points price spread. What’s saved overall buying a resale.
 
100%, as mentioned the point chart is excellent, you can get a contract for $115 or less and your dues bill ends in 2042

Walking to Epcot and HS is fantastic and don’t forget the garage across the road for cheap beers!
Also you can walk to mini golf near Swan and all nighttime entertainment and fireworks

I think too many people put too much thought into which resort is the "best deal" or what will have the best resale value. You can still save $ staying on your own DVC points vs through disney with a discount. And the low points charts at BWV give it a little boost in terms of value.

I think @CastAStone made a really great chart that took into account point costs for rooms if you really want to analyze costs. I don't know where to find it...... maybe someone can post a link.

Anyway, we love Boardwalk because we can walk to the 2 parks we spend the most time in. So, we're simply not getting that anywhere but BWV or BCV and I want to be sure I get 1st crack at room choice. So, owning points there is a no brainer to me.
 
Would I do it? Well, I just did it! I added on 50 points at BWV and while there was a period of time I was hung up on the 2042 expiration, what sold me on it was how difficult it is to get into at 7 months, the point chart, and the fact that most of my trips growing up were staying there. I have a 9 and a 6 year old, I'll have this contract until they're 31 and 28. If you have kids in the near future, you'll still get most of, if not all, of their childhood trips in before it expires, at which point you can decide what to do next.

Isn't the whole point ultimately of owning at Disney because Disney makes us happy? So buy and stay where you will be happy. 22 years is still a long time to enjoy the place you love!

Also, there's more than just the per point cost of BWV (and BCV) to look at. The point charts are lower, the dues are not bad, and the only way really to get those coveted Standard views during peak times are to own there. So if it makes you happy and you can afford it, then go for it!
 
If BWV/BC is the place you really want to stay at you have to leave cost vs other resorts out of the equation. You need to find the best use year and dollar per point as your marker to buy at that resort. When you do regardless of anyone else a good deal is what you feel it is not what others might tell you it is.

It's like buying a car you choose the make and model you like best and deal from there.
 
Actually ‘passing’ ROFR is got to first heading for second (closing), then it’s third (deed recorded), ending with the slide into the ‘welcome home’ part when membership is recognized. 😂
 
Yes. What good is DVC if you can't stay where you want to be? Assuming you can afford it, buy & make your reservation(s) when the 11 month window opens. Good luck!
 
We bought BWV almost 23 years ago. Given all the changes we’ve seen in DVC, our family, our travel habits, etc., in that time, I can tell you to go for it! Twenty-two years is a very long time!
 
Honestly, if you are thinking of buying direct, Boardwalk just doesn't make sense with only 22 years on the contract at $200 per point. Yes, you should buy what makes you happy. But you also don't want to waste money.
But if you're buying resale, where you might get it under $120 per point... You'll like get "value." And you'll be happy for 22 years, which is still a darn long time.
 
I will throw one small curve ball in here, are you planning on staying in studios or one bedrooms? I only ask because if you plan on doing studios (or two bedrooms) then it is a huge benefit to own at BWV and IMO 100% worth it to buy there. If you are thinking of staying in one bedrooms then those are available 95% of the time at 7 months and you could save a tad bit of money plus have more years by buying SSR and switching to BWV at 7 months. The only reason that I even mention this is because our family tends to stay in one bedrooms and we almost always switch to BWV at seven months. But if you are looking for studios those really need 11 month booking priority for the most part.
