Purchasing DVC resale. Does time of the year matter?

We are researching DVC resale. We already own a direct contract with a December use year so we would like another December contract. Is there a better time of the year to purchase, as far as price goes? December banking deadline is July. I wonder if it's better to look at contracts later in the year?
 
Sometimes, you see more contracts go for sale toward the end of the year so owners won’t have another year of MFs.

Given what is happening right now, I expect prices may come down in the next few months as owners with financial needs decide to sell.

This 100%.With everything going on, the market will come down, and it will come down significantly.

We have no idea when things will be opening up, and even when they do, the economy will still be very beat up. At this point, Nov/Dec seems like the best time to buy. A lot of people will be shedding contracts to avoid dues and if the parks are closed through Summer, it will have a major impact.

Watch prices, don’t try and time the bottom, and buy when it makes sense to you. Given the uncertainty, though, if make an offer - don’t go at asking price - you need to price in risk too.

I expect that to be very true.
On resale sites, there do seem to be many more contracts available 1-2 months before MFs are due.
With all the people out of work, I would expect this would be one thing people may see to raise money.
I wouldn't be surprised to see more contracts available and lower prices over the next few months.

Plus there’s gonna be less willingness to buy due to increased uncertainty, plus no one is at WDW to see the properties, hear the pitch (and then go online and discover resale), or just generally catch the Disney bug.
 
I'm looking at September UY resale contracts and have a question. A lot of the contracts I've found have 2019 UY points. If I understand correctly, those points would need to be banked by the end of this month. Does anyone know from experience if the owners of these contracts will bank them and update the listings?

I know we are not really sure what is going to happen between now and August 31, 2020, but it would affect my offer amount if those points aren't banked. (also if my offer were to be accepted and the points were not banked, I'd probably only have ~1 month to use them which wouldn't be likely.)

Sometimes they list it as 2019 points when it really has already been banked in to 2020.

I would write in to your offer or tell them on the phone you expect the 2019 points to be banked in to 2020 as part of the deal. The owners might as well do it anyways even if the deal fell through with you.

Bought 3 contracts in the last year and all of them had been banked and I had asked for them to be banked on one of the contracts which was no issue for them.
 
Ask to have points banked as part of the contract. I haven't had an issue with this, just make sure it is in writing. I always ask for an email confirmation.

Prices are dropping slowly but I suspect they will continue to go down as contracts under agreement fall apart and there are fewer buyers out there. I'm watching my target resorts every day but won't jump until I find the right deal...patiently waiting it out is the worst!
