What's the advantage of purchasing BLT when sales open up Sept 21st vs. waiting and purchasing later. I'm looking at adding on about 50 pts at BLT but need more time to convince my DH.

Sept 21 sales to members begin. $5 per point savings on purchases of 100 points or more. That's about it. No developer points being offered at this time; too bad that would have been nice !

I'm wondering if the next few months will bring better incentives :confused3 ( especially with the economy being what it is, sales could be slow )
 
The crystal balls are broken.

That said, the price and the initial "outcry" will probably lead to some resales pretty quickly! They generally are cheaper then Disney pricing!

As for incentives. As a stockholder I hope Disney doesn't "give the store" away because the economy is bad. The economy will improve and they need to think long term.

There are those who think the second incentive on AKV was better then the first. I am not in that group. The first was a tiny bit cheaper. Second had developer's points... They could go that route again. If you can use the points the second deal may have been better. I couldn't have used them that year....
 
my guide seemed to think it would be a 10-12mth sell out of BLT. Not sure if he was pulling that numbr out of thin air or if that's what TPTB are predicting.

So that would be plenty of time to wait and see what happens.

Sales start Oct 5th to the general public.

First I will assume you mean September 21st. At the 50 point level there doesn't seem to be any advantage as the $5 incentive starts at the 100 point mark, so for you, I don't think it matters.

Now for me...already made my deposit...:woohoo:
 
I don't forsee any advantages to buying on Sunday other than to be able to say you own there. (Or if you are buying 160+ points, to get your name on that fountain)

I'm in the same boat, I wouldn't mind adding on some points there, but I'm in no hurry. If you want to stay there next fall when it opens you just need to buy before they start taking ressies next year, and who knows, maybe they'll tag on developer points as a bonus by then (trying to get those tax return checks).
 
With 7 million points at BLT selling out in 1 year is salesman talk, especially in this economy and 3 other resorts up for sale at the same time. If I thought they would sell that fast I would move down and be a guide and retire after 1 year.

sorry, we just took our first look into DVC on our 2nd honeymoon last week. we did not purchase but are considering for the future. what is the BLT?
 
BLT is Bay Lake Towers, new DVC units attached to the Contemporary Hotel near Magic Kingdom. They were just announced as new DVC property as were Tree Top Villas by Saratoga Springs.

With 7 million points at BLT selling out in 1 year is salesman talk, especially in this economy and 3 other resorts up for sale at the same time. If I thought they would sell that fast I would move down and be a guide and retire after 1 year.

This is a large resort -- they are saying close to 300 rooms, I think it is 292, but other than GVs, thay are counting them all as 2BRs for that 292 figure (the resort has no dedicated 1BRs or studios and most will be 2BR lock-offs). Actual number of rooms that can be used when lock-off 2BRs become 1BR and studio is likely in the 500s. Point structure is higher than any other resort and thus they will be selling more points per unit than other resorts.

AKV Jambo sold briskly, but even that took 15 months to sell out for 94 rooms (and it has a number of dedicated studios that are included in that count). Many suspect BLT sales will be very good but even very good does not get a sell-out in a year. Current incentive is basically $5 off a point and that is it and you can't use the points until Sep 09. I look at it as the only way that incentive can get worse is to have none at all. I think you are safe in waiting a while to buy, incentive may not improve but possibly could.
 
I agree, essentially, if I were to get 200 points, it would cost me $1000 to not buy now, and wait 6 months or so. I was wondering whether one use year would sell out more quickly than another. For instance, we are February, and I was under the impression that was one of the earlier use years that would be offered to new members. So, am I at more risk waiting than someone getting a different use year?
 
I think what they were saying is that Feb 09 will be the earliest date you can get points, i.e., no Dec 08 points, although that has not been confirmed. Members obviously will get whatever use year they already have from Feb through Dec and thus member purchases will not sell out a month. Likely they will be selling new purchasers Feb when those sales start in Oct and thus could sell out a unit before moving to March. However, if they sell one unit out at Feb, they can just declare another into the DVC system for that month, so likely it will not be an issue.
 
two questions what is a developer point? (is it something that is only for current owners?)
what is a lock off?

i sometimes wish there was a wiki for these types of things.
 
Developer points is what Disney calls some filler points while you wait for your real ones. When a resort is already open and being sold, Disney is usually selling points that are issued a few months (use year month 3 to 4 months) before you actually buy so that you have an immediate compliment that can be immediately used. When selling a resort not open yet, it can't do that and is selling points that won't even begin until several months after you buy. As a sales incentive in that situation disney has offered "developer points," ones you get immediately to fill in the gap until you get your real ones and they usually have to be used within a year or less and used at a different resort than one you are buying (for AKV, they are giving developer points for use at SSR). Disney is not offering any developer points for BLT sales even though if you buy now you won't get points until next year.

A 2BR lock-off is actually a connecting 1BR and studio, and thus it can be a 2BR or a separate 1BR and studio.
 
I think the use year question is moot when you are adding on? You have to add on to your use year unless you are buying a new contract (including closing costs and minimum pt buy-in).

For example, from things I have been reading, Sept is sold out at Kidani Village right now. But we were considering an add-on there, and actually have the paperwork in hand, with an add-on to our Sept UY that includes the '08 pts (even though we can't use them until May '09).

Of course, all of this news has made us reconsider sending that paperwork in...
 
DVC sometimes temporarily runs out of points for a particular UY during the sales process but as soon as they declare additional units, more of that UY become available. A UY really only becomes fully sold out when all units are declared and all points for a UY are sold
