Just put in an offer for a 100 point purchase at AKV. We have been researching DVC for over a year now and the timing just seemed right. We are both very excited to own part of the magic and are looking forward to many years of vacations.

Just wondering... does anyone have any tips or suggestions regarding the closing process? I know it takes around 8 weeks but I was just wondering if there is anything I need to be thinking about or anything that will help the process go more smoothly.

I am new to DISBoards but I look forward to keeping up to date with them going forward!
 
Follow up with your agent as different deadlines approach!
I'm not sure there is much else from the buyer's end that can help the process along, but there are things that help to put ME at ease, which makes it feel "smooth" to me.
I've only just started the process too, but was getting nervous :scared: and was looking for reassurance here on the boards. I received some very helpful respondes with "red flag" issues I should be looking for :teacher: and I was happy that I had asked questions to my agent so I felt confident that my contract/seller did not seem to have any of those issues and it just put me more at ease knowing these things. :goodvibes

To be sure, I'm referring to things like:
Why is the seller selling?
Does the seller have a loan to pay off?
Is this an estate sale or the result of a divorce?
How quickly does the seller typically respond when your office contacts them for updates and other requests?
If there are multiple sellers, do they live in the same household/city...?
Are the maintenance fees current and did they pay a lump sum or monthly?

These are not necessarily things that will change the ultimate outcome of your purchase, but they can give you an idea of whether this might be a long closing or a longer closing (I doubt the process ever feels short :sad2:, but maybe that's just me!!)

Welcome to the DIS! I'm fairly new myself and also signed a contract for my first DVC purchase (I'm about 2 weeks ahead of you in the process). It certainly does take a lot of patience... :rolleyes1:rolleyes1

Unfortunately, I can't offer any tips on the closing process as I'm not there yet. All I can say is that I've now spent countless hours on the DVC boards here on the DIS and have soaked up a ton of knowledge. Just trying to pass the time while I wait to hear back on ROFR...

The truth is what will be will be. We have purchased over 14 contracts resale and never bothered the Broker or Escrow company. The Broker that we bought the majority of our contracts through kept us updated via email. On our first resale contract I called MS 2 or 3 times to see if we had our account set up.

This is a business transaction and when the process is completed, (around 60 days) your account will be ready to go and you can make your first reservation.

We're about 6 weeks into the buying process - and waiting for the seller to return their docs so we can close (it's been two weeks of waiting for them to do that ...) ...

Basically, from your end, just get your docs back to the broker/title company asap ... and hope the seller does the same ...

ROFR with an AKV contract should not be a problem - so look for Disney to make a decsion about 3-4 weeks after the docs are sent to them - and then on a Tuesday ...

Other than that - good luck - and try not to think about it (yea - like that's gonna happen ... LOL!)

P.S. banging your head against a wall is only a temporary solution ... :)
 
Thanks everyone! I am very excited.

I'm actually a pretty patient person so hopefully the waiting won't be too bad. I actually have a trip to Disney scheduled for the Halloween party before this contract will close... focusing my energy on that. :-)
