Psycho waiting on ROFR needs reassurence

Ok I just spoke to my friend who bought direct from Disney last spring. She spoke to her sales woman, today. I have been speaking to the same saleswoman about the SSR. We decided to try and snag a HH resale and are in the process of waiting for the ROFR. We did not tell our saleswoman about the resale, but my friend just did.

So heres my paranoid waiter's question of the day: The saleswoman couldn't be mad at us and sabotage our resale by way of ROFR could she?
 
Stacy, in a word No. The people at DVC are absolutely super. Remember a resale serves current members (the sellers) as well as new members (buyers) when it is sold. If I were buying new I'd be hard pressed to understand why you wouldn't buy from Disney. But they certainly wouldn't sabotage your deal.
I am in the process of buying 150 points resale. I have all my other points through Disney direct. This time I considered everything and could not get what I wanted through Disney direct at a good price. I wanted OKW and they sell it at $84 a point through Disney, $72 through resale at The Timeshare Store with some banked points to boot.
It is really cut and dry as to what they are looking for: reasonable sale price and not too many banked points. Add-ons are usually smarter via resale and original purchse through Disney.
Your window for reservations are different for your home resort and another resort. Is Hilton Head where you want your 11 months advance reservation to be? If not, look at the resort you want most and go from there. Everybody on this board just about can be a tremendous assistance. Best of Luck!
 
We bought an OKW resale at the same time we bought a BCV contract direct from Disney. It happened that we found the OKW contract before we made a decision on BCV. Our guide was aware of it and it had no effect on either transaction. Of course he knew we were interested in an OKW resale so I suspect he was not surprised.
 
Good point Jim. I even discussed the add on possibilities with my DVC advisor who seemed verey open and comfortable. That is no suprise she is a doll! Judy K. if anyone is interested.

I know how you feel. When I was buying my resale and talking to the guide at the same time, it was a little strange, and made me worry that they may try and ROFR my resale. What I found out later was that even though I never told the guide, he knew about the resale offer I made (he called and asked me about it). I'm not sure how the sharing of information happens at DVC, maybe when it comes into ROFR they run your name? Anyway, the resale went through fine:cool: :cool: :cool:

While I doubt it will happen, it is a possibility. DVC is usually very ethical so I wouldn't worry too much. The problem is that this person will still be your guide. Maybe you want to add on at SSR in addition to HH. Good luck.
 
NOT TOO MANY BANKED POINTS! I heard stripped accounts were less attractive to Disney, not more attractive. Theyre going to take it I just know they are.:(
 
Let me explain the "not too many points" comment, at least as I understand it. In a way it is kind of like Magical Beginnings. If a deal comes through with lots of banked points and it is a good deal, Disney could conceivably buy those points cheap, trade the banked points for retail, and still have a nice piece of property to resale at a higher rate. That is pretty unlikely if your price is not too low.
In a Magical Beginnings they in effect "buy" points from your ownership and turn them into retail room availability. The win for Disney is they have more rack rates available and they have secured funding for the property. The win for you is you get in for less immediately but secure funding later on. Net present value of money is really what it amounts to.
Having said all of that and getting back to your original question, don't worry because it is very unlikely to happen assuming you are buying at a reasonable rate. I still think the bigger question is if you want HH to be your home resort? I also think buying an add-on at SSR is a not a bad idea.
Don't get caught in the small print. Thousands have gone before you and we've all checked the "angles" so to speak. At the end of the day DVC is a great buy, resale or through Disney. Fretting will take out some of the fun. Mickey just wouldn't like that at all!

When I committed to buy BCV last year, I told my guide that I found a BWV resale contract.

I told him that I want this contract to go through to be my master contract and then I want to add-on the 100 BCV pts rather than buying 150 pt if BCV were my master contract.

My guide kept me informed on the BWV resale's process, the closing went well and then I added on BCV. In this case, it is in his vested interest for me to close the BWV before I can buy BCV from him.

Are you interested in buying 100 pts of SSR? Or if you have any slight interest, you can tell your guide that is something you would like to do once the resale contract closes and see what happens.

I haven't told her anything myself, because we haven't had occassion to talk since we found this resale. I didnt want to call her and say no thanks, because we are still considering it but how much depends on this resale.

Did I mention I am not a good waiter? Thanks guys for all the support!
