Hi Dis friends!:wave2:

Help needed with purchasing DVC direct please -

I will be paying cash for the DVC - 160 points and I have not started the process yet, so what should I do?

Go to WDW and take a tour, get a $50 gift card, and get a gift card for buying from WDW DVC - like how much- 500 gc?

Go on DCL, attend presentation, get free items (hat, notebook, water bottle), fill out form and talk to guide - then sign up later on cruise and get a $500 onboard credit?

Get prior year points with the Use Year with my month selected -

Any other pointers I need to get the best deal out there?

Can you negoitate the price per point - $165 a point or less?

Disclamier - I have to buy direct with DVC, I understand it costs more than buying from a broker or indirect, but have to buy direct for certain reasons..

You cannot negotiate direct prices at all. You may or may not get a gift card for taking the tour, or an on board credit for buying on a cruise. It varies by both when you buy and at which resort. They do not give any extra gift cards at time of purchase for any property.

Hopefully you already know that for any resort other than VGF, you will over pay by 50-100% if you purchase direct. For VGF you will pay about 10-20% more than via resale, which may or may not be worth it to you.
 
Buying direct wiped out any cost savings, a gift card at this point if you receive one is nothing.

Yeah, that's a head scratcher. Why would someone "have" to buy direct if they are paying cash? When we first bought, it was direct, but only because there was just a $15 per point difference in resale. We just passed ROFR on a resale contract for half of what Disney is charging direct. No way would we buy direct right now.

You are getting nothing.

You are getting the current UY points, not the previous year's points -- and you are PAYING for them. The previous year's points have expired and are gone forever.

That little "sales point" is about as close as DVC timeshare salesmen will come to outright lies.

The truth is, you are buying within a certain UY and you are getting the points that come with that UY. You are paying for them, and it would be illegal for DVC not to give them to you. They may be of limited use, even if you bank them, but you are NOT getting something for nothing.

There is no such thing as a free lunch.

No, no negotiations. The price is what it is -- although there may be a promotion in effect. But if there is, you're talking pennies on the dollar, not anything substantial.

The prices on the "sold-out" resorts are somewhat lower than $165 ($130, maybe?), but still often DOUBLE the resale price for the same points.

I'm not sure why you have to buy direct but that is your business. It's interesting that you're throwing thousands of dollars away doing so and worrying about a minuscule savings here or there. However, be that as it may, here's my take with what you've posted. First, if I were going to buy direct I'd buy VGF for most situations and a fixed week OR wait for the Poly. For buying direct and if you're set on this, likely your best savings is to buy now and get that trip out of the points you're focusing on rather than waiting and getting a small discount or gift card there taking that trip.
 
I'm still figuring out why someone would HAVE to spend upwards of 50% more over resale - unless you are certain you want VGF or maybe CGV. A gun to your head? Not sure even that would have worked for me once I had done my research. (And I had started my research thinking I would buy direct from Disney, with all the pixie dust included). But, hey, it's YOUR money!:confused3But If you like to negotiate, resale is the only way to go.

Also, if you go on a cruise, many smart people have said that there are no more super-excellent promotions. It's all the same, they just spin it like it's special. Especially if I were on a ship with little contact with the outside world, I would want to know what deals I could get onshore, to make SURE I was getting the same, or better, deal as I could buying at WDW.

This last part is great advice. We added on at Aulani on a cruise back in 2011.

We got home, and hadn't even received the paperwork yet, and there was a DVC video on Aulani which we watched. At the end of that, there was an offer to buy points at Aulani - a BETTER offer than what we had just bought on the cruise.

So we canceled the cruise purchase wand went with the one from the video.

Disney has restricted resale buyers to using their points at DVC resorts and RCI.

Most will agree that using DVC points for other vacations is an expensive use so not much lost. The resale savings is worth it IMO.

There are no long term benefits to buying direct. There are short term benefits such as availability of newer resorts (VGF) and a faster transaction. It's easier to finance (a negative IMO) and access to cash type exchanges like DCL (likewise a big negative). IMO one should only buy direct for smaller purchases of say 50 pts or less or for items not otherwise available or where the price difference isn't that much (VGF & VGC) and only for DVC stays.

I only wanted a 50 point add on contract and I was tired of searching the resale market only to get my offers rejected because someone beat me to it or paid full asking price. Small contracts are hot especially if they had current points available which was one of my criteria. My direct 2057 OKW contract was $130/pt but I also received a $350 builders credit (not listed on the dvcnews latest promotion page) which knocked the price to $123/pt, plus I saved ~ $350 in closing costs bringing it to $116/pt. I also was able to bank all of my 2013 pts which at $11/pt is a $550 value so I am down to $105/pt. And if you figure on average most resales have half their current points used, and I received all my 2014 points, that is another $5.50/pt bringing my comparable cost to ~ $100/point. Since I got my points immediately I was able to use them right away for my upcoming Nov trip during the last weekend of food and wine which is completely sold out everywhere (look it up). And since I am a "new" member, member services as a "courtesy" was able to find me a studio to book on my points saving me from paying cash for this trip. And finally, the transaction was one phone call to my guide. No resale or ROFR worries. I know we can debate some of this math and value of the benefits but considering the small SSR contracts are going for $85-$90 a point, I was fine buying direct.

All points I've made elsewhere in one way or another. Very small contracts are an anomaly to a degree or at least the spread tends to be less.

As for potential changes, they could change for good or bad for both groups. It is my opinion that there is no way they can differentiate usage for DVC resorts between retail and resale without going to a VIP system, only in exchange and periphery areas. A VIP system would potentially affect all owners as would many other changes that could happen. Ultimately there is little if anything they could change that affects the core usage, which is all that's reasonable to buy for anyway, that affects one group vs another.

Disney has decided to restrict the Member Cruise from owners who purchased resale after March 2011. You need to own at least 25 direct purchase points to book either cash or points.

If you purchased prior to the change in 2011 then you were grandfathered in and can book the member cruise and use either points or cash.
