Prices for points on rentals -- too much demand?

OK, call me frustrated! I have been trying to rent points at BCV or AKV for a month now. Every time I email someone, the points are gone.

I am wondering why aren't people asking for more $$? I am seeing $9 to $13 but if I can't seem to be able to find any rentals due to all the demand, why on earth don't people charge $15 or $18/point? I know I am ready to pay that now to get my week.

It seems like a steal for the lucky sole who lands their week for $10/pt.

It is supply and demand. We are just so used to renting them for $10.00 a point. We joined in 1999 and never have seen the points go up in price until now. I think its about time. The Disney rates are huge compared to ours. Look at the boards first thing every morning. Thats the only advice I have right now. Also, the time you want to go may already be booked. During popular times of year, we have to book 11-7 months out. So if you wanted something say for this March, you will have to rent from someone who already made a reservation. Good luck in your search. When did you want to go? Post want a reservation on the rent/trade board. Offer more per point I guarantee you will get a huge response. Good Luck!:wizard:
 
Instead of just emailing others, why not post your dates and the price per point you are willing to pay? If you are really willing to pay $15 -$18 per point, someone will contact you.

I agree that $10 per point is a steal - that's probably why those who post points availabel for that amount don't have to wait long to find a renter.
 
I agree with Carol, post a reservation wanted notice on the R/T board with willing to pay up to $18 per point. It should be pretty easy for you to find something.

Points posted at $10 pp are gone within hours. If you post as suggested, you'll have your reservation in the same amount fo time!
 
You'll get your points just as fast -- and less expensively -- if you just post your dates and see what you are offered.

$10-12 is the normal range, and I'd certainly consider anything >$14 to be high. Still a bargain compared to CRO (although that's not an apples-to-apples comparison for many reasons), but higher than most people pay.
 
I posted twice recently for my AKV points for rent at $13 a point. I feel like my time checking reservations and doing the legwork of writing the contract and getting the moeny collected should be reimbursed a little too.

My points both times were rented within 24 hours. I might try $14 next as I still consider it a hassle to do the ressies and I work full time. I hope to use my own points as much as possible too so that I can avoid the rentals. It's just as hard as the renter as it is the rentee. :)

Good idea to post the times you need.

I have had people offer me up to $21/point for really high demand times before (New Year) but I ended up using that time for my family before. :cloud9:

You also have to remember that no matter how much you offer for points, if MS has no dates available, you still aren't going to be staying at AKV. That may be what's working against you--most of the people renting points know about availability. I usually rent my points in the fall, and no matter how many points I have available, October is full at BCV by July! So, if you mention BCV and October in your post, I will pass you by. So, make sure you put in your requests 7-11 months ahead of time, and you will eventually get someone to rent you some points.:)

Hey, I'm with you! There are to many people giving their points away. Dues are always going up, yet the points are stuck in DVC Beginning of Time. :rolleyes:
 
There are many owners out here that will not rent for $10 a point and do not understand why some owners do. Anyway post your time and price and see what happens. If you are renting for $10-12 a point you are substudizing (sp)someone elses vacation. My rental rate has been $12.50 since 1995 and this year it's $14.00 a point. I have rented well over 10,000 points for eight different family members since 1995 and my renters keep calling for more. All 2007 points are gone and more than half of the 2008 supply is gone.
 
If I had BWV points and was willing to offer them 10 mths in advance of Christmas, is it allowable to request a higher then normal price as a result of that being such a high demand time?
 
I agree, those that rent points for only $10 are setting the bar to low. I have rented points 3-4 times and have always asked for $11/pt and got more inquires than I could handle and rented the points in 7-10 days time with very little trouble.

Just to vent a little, it's beyond me as to why many people look for AKV, BCV, BWV at the last minute (30-60 days out) during peak times and expect positive results. I don't even bother to call MS for them. I usually pick and choose focusing where I see results for the effort.

IMHO. it's time to rachet up to $12/pt.
 
With Disney seemingly on the warpath about point renters, it might be wise to limit information on renting thousands of points over the years.

There's also someone renting points for $6/point if you look (they expire 2/29/08).

Not all points are the same to the buyer or seller.

I've done some analysis and $10-12/point is surprisingly near where you'd expect the average (closer to the $12 mark, but I think it's dragged down by novice and desperate sellers). Now, certain higher demand locations get higher, while high supply locations go for less. If the gap is too wide, most folks will switch to the cheaper points location keeping the gap limited mostly. Although this range seems to have been going on for a while, it's been because the maintanace fee portion has been the minor component, and going forward, with rising maintanance fees and depreciation, should drive the rental price up closer to the rate of maintanace increases. Unfortunately, with the state of the economy, the next couple of years may see just the opposite in the short term.

If you're averaging $14, that's great and seems you're ahead of the curve by a few years (or could be a reflection on higher demand for the resorts you own), but you're right, the number should go up along with other costs and expenses, and eventually it will.

Renting isn't necessarily bad for Disney. Many timeshare companies spend a ton of money bribing prospective buyers and putting them in high pressure sales rooms. Disney doesn't need to do this in part because of the availability of renting. I wouldn't be surprised if a good percentage of renters wind up buyers similar to those who attend timeshare presentations.

Quite possibly because they do not want or need to ask for more to accomplish their objective. I agree with others who have suggested posting on the rent/trade board what you want to rent and what you are willing to pay.
 
IMO people rent for a low $ per point out of fear. They fear if they ask to much, that renters will not rent from them, and will choose the low priced points that others have offered on the board.

I think people underestimate the savings it is for someone to rent points for $15 dollars each, vs paying cash for a room at one of the DVC resorts.

I urge any person offering points for rent, to simply call WDW and price a cash reservation and then price their points for rent based upon that.

I think people who have points for rent should rent at a price that offers the person renting a 15-20% discount in lodging cost. I think if you do the math you will find that at $10 per point, most rentals are closer to a 50% discount for the person renting a reservation.

we are renting for the first time this fall and found a wonderful DVC couple to work with. we only recently heard about the DVC and plan to check into in during our stay. my guess is that we will be owners this fall thanks to our rental :) .
