price for BWV vs BCV?

Does anyone know why there is such a resale price difference for Boardwalk vs Beachclub? BWV prices on The Timeshare Store web page are $62 to $72 per point and BCV are about $10 higher. I don't get it!
 
Various reasons that all boil down to some aspect of supply and demand. BWV came before BCV and the puchase price majority of initial BWV owners paid was about $8 less than BCV purchasers and thus many BWV owners can offer for less and still profit or break even to the same extent BCV owners can at their higher price. BCV is a smaller but popular resort and thus supply is less but demand is probably at least equivalent to BWV particularly considering that you get access to Stormalong Bay, considered a top pool at WDW. Disney has been doing ROFR with BCV at a higher price, reflecting that it also has experienced some skewed demand for BCV and a need to acquire points to sell.
 

DVC is ROFRing the BCV resort, so therefor their price is supported.

when DVC was ROFRing both, BCV was still higher.

DVC isn't ROFRing BWV or VB very much...and those prices are still very different.

ROFR doesn't do what you think it does.
 
It is supply and demand. BCV is smaller. And yet, there are more people asking for it. When trying to make a reservation, BCV always runs out of rooms first.

Same reason it costs more for a cash stay at the BC resort than BWI. Supply and demand pretty much sums it up. :)

They are the same price but I agree it is supply and demand. There are less DVC rooms at BCV and a nicer pool leading to higher resale value. There is also more demand for BCV from current owners for add-on leading to more ROFR so that Disney can buy back BCV and sell to current or new owners at $115/pt.

For some, only BCV will do. If that's true for you, then pay the extra so that you can stay where you really want to stay. Personally I would buy at BWV and laugh all the way to the bank. SAB is nice, but it's not *that* nice. BCV's dues are also a smidge lower, and that may make up for it, but I haven't done the math to check. I suspect the difference in price swamps the difference in dues under most reasonable time-value-of-money assumptions.
 
I own at BCV and I agree, buy where you want to stay. I always love my stays there and never disappointed. BWV is nice, but too big and noisy if your room is on the boardwalk side. If I am on the hall along the water it seems to take forever to get to the room (especially if I have been at Epcot all day). BCV is quiet where the Villas are, so I like going to BVW for the entertainment, but going back to BCV to sleep:) Also with the drama going on the boards right now and speculation that Disney has more changes down the pipe, I REALLY encourage to buy where you want to stay since that is the only thing that is truly "guarrenteed" in your contract.
