Potential DVC buyer with question

We figured it is time to take the plunge.We live in Florida so can go to Disney fairly often.We have been 9 times since 2006 and wish now we had bought in way back then.We have stayed in value 1 times,moderate 1 time,Bonnet Creek 1 time and in DVC resort 6 times (we rented points for this most of these.I think we are prime candidates considers our trips here.

I took the DVC tour awhile back but cant justify paying their asking prices so am going the resale market.Here is where my question comes into play.I have been going to about 4-5 different sites looking at resales.I then came here and compared the asking price to what has been being approved in the ROFR thread.It seems almost every asking price is way above what people are paying.Am I just missing something?I know the asking price is not firm and you can haggle some but some of the differences are mind boggling.

Is there other sites out there that I dont know about.I checked TTS,Fidelity,***************,dvcbyresale.com and Sellmy timeshare.com.I found the best deal on that last site but not sure how much I trust it?

I guess what I am looking for is some advice about how far under asking price I should be offering?I am looking for mainly SSR anywhere from 160-240 points.Thanks
 
I would definately stick with a reputable resaler. TTS and Fidelity are what come to mind. I know there are at least 1 or 2 others. Fidelity is known as a buyer's reseller because they will offer lower bids. Personally, we bid on a SSR contract through them, asking price was $60pp and seller accepted a little over $53. Recently we got sellers to come down from $80pp to $72 for another resort. Don't be afraid to offer less especially if the contract is stripped. And don't let those low prices dictate what you think you should be paying. I think resale prices has been stabilizing and Disney has been ROFRing OKW especially lately.

SSR is definately a good value for the $$. Good luck!!

First off, congrats on doing your research and coming to the decision that a resale purchase is for you. :) To answer your questions, I would definitely stick with one of the more well known brokers. I have no experience with the small shops or the website you referenced, so they could be good too for all I know. I have worked with both the Timeshare Store and Fidelity in the past and have found both to be professional and reliable.

As far as pricing, keep in mind that the ROFR thread is only a small representation of the contracts that have sold. It's also a bit of a bragging grounds, so it tends to attract posts from those who feel they got a great deal. Someone who wanted a quick and easy deal and walked in offering asking price probably isn't going to take the time to post on the ROFR thread. Not that there's anything wrong with that.

As far as the deals that are way below the average, those don't come easy. If getting the rock bottom price is your goal, be prepared for a LOT of rejection. If getting a good deal is your goal, I would suggest offering roughly $10 below asking price (assuming a reasonable starting price) and let the negotiations go where they go. You're still saving a lot of money by buying resale and saving yourself a lot of headaches by not trying to get the best deal ever. Also keep in mind that different contracts have different values based on the number of banked points and whether or not the seller will agree to pay closing or maintenance fees (both of which are possible but not typical).

Thanks for your replies.I think I will stick with the main 2 sites to make any offers I decide to go for.I am not trying to go rock bottom but just want to make sure I am not paying way more then I need to.

I guess the good thing is I am not in a big hurry so can just start making some offers and buy when I feel I get a good deal.

Exactly. Keep in mind that simply by buying resale you are already saving a bunch of money. When negotiating deals on resale contracts you're really just looking at saving an extra 5-10% on top of the 50% you are already saving vs. buying direct. :)
 
I've found I get the best prices at Fidelity. They currently have a couple of SSR contracts in the $56-57/ point with 2012 points for the size you are looking for.

Sellers are all over the map with their asking price. SSR asking prices range from $55-$120 per point. So it is pretty save to assume that the person asking $120 is going to be waiting a long time. So you need to figure out what you are comfortable paying and make your offer based on that. I've had sellers come down $20/point and others that are firm with their asking price.

You sould be able to get SSR in the $55-60 price range with buyer paying closing, MF you might get the seller to pay. The big thing is how many banked/ free points does the contract come with. More points and most sellers will want more money or MF paid for.

Fidelity is closed on the weekends, I would call first thing tomorrow and speak to Sharon (or Rachel) and tell them you want to make an offer.
 
You've received good advice from the folks who've responded. I was going to say something similar to what ELMC said - the more active posters here seem to be people who have done lots of research, and are willing to take their time to a) find the right contract and b) negotiate hard to get the price they want.

I monitored the ROFR thread and resale offering for a few weeks, then we found a contract that we wanted - a moderately loaded 160 point contract at VWL for $65 / pt. We made a full price offer to secure the contract, even though we might have saved some $$ by negotiating. For us, it was worth it to tie up the contract we wanted, and if we pass ROFR, we'll be happy with the deal. We will still have a significant savings over buying direct, and also get the home resort we wanted.

We went with TTS and so far things are progressing smoothly. I guess my point is, make a deal that you are comfortable with if you find the right contract. Good Luck!

We just bought SSR :goodvibes

I went through Fidelity and paid $60/pt (they were asking $66), but they paid the MF for 2012 and it had all 2011 and 2012 points. If you aren't having alot of luck getting lower prices accepted, try to switch tactics and get the seller to pay MF instead of going for a lower price per pt.

I had better luck with Fidelity than TTS - good luck!!

Just got notified that I have passed ROFR.Now waiting to receive the Estoppels from Disney.Hoping they move quick here,already have some reservations to make.
