Poly Tower decision and RIV restrictions

I think that limiting beach access during the fireworks would go a long way toward reducing the evening crowds. It's just too easy to get a dole whip, watch the fireworks, then take the path to the TTC to beat the crushing hoard of people exiting MK at the end of the night.

That would be a start, also wouldn't mind if they get preferential dining access to resort guests. Maybe let them book 90 days in advance or something. Feels weird to stay at a resort and not be able to eat there very easily.
 
I don't know how all this works, really, what would be the actual official word on association that there would be no backtracking from? When they file for the license or some other paperwork with FL? At what point in the process would that happen? Months before it goes on sale?

If I’m remembering correctly Poly beach does hand out wristbands certain times of year like July 4th/NYE. With the Tower’s pool taking up some of the beachline they might need to do something. I totally agree about resort ADRS. It boggled my mind reading about RIV stays unable to book Topolinos. That would irk me.

It truly is a beautiful resort❤️, I love the product that DVC offers. Don’t regret buying in as a member for a minute. Just wish their marketing was a bit more clear…or clear at all. I also hate that the community seems to have become so divided as a result. Directs vs Indirects, Riviera owners vs Legacy owners….they have created a Sneetches type situation where none needed to have ever existed. If they got more ahead of the game on these types of things, it would go a lonnnnnnnng way
I see where RIV owners would have a beef, but the flip side is that if they made this a new association, that would give all of the PVB1 owners, most of whom purchased direct, a beef...

As a PVB1 owner (resale grandfathered, so in the same situation as direct) I would not have had a "beef" if the tower had been in a new association, which I would still have had access to at 7 months, just like any other brand new DVC project such as RIV and VDH. Of course I am delighted to be actually gaining access to the tower at 11 months.

I actually don't care either way, but I would think that most direct PVB1 owners would want 11 month access (even if they were never going to use it). However, the optics when combined for what they did with VGF would not look great.

VGF: We added the hotel rooms to the existing association (IMHO making a number of VGF1 owners unhappy - granted, that isn't everyone, but from the folks I've talked to, many are not thrilled about how that happened)

PVB: We won't add the new rooms to the existing association (IMHO, probably making a number of PVB1 owners unhappy)

I think that the biggest thing that maybe DVD should gain from all this is that they are creating their own problems when they add on to existing resorts like this.

It will be a whole new world because all those resale contracts can’t go anywhere else but RIV so now a direct member will always compete with resale because resale has no choice. Hopefully it doesn’t hurt booking here but only time will tell. I think it will be worst then cabin points but we shall see.

Not sure what you mean by this...

The resale value? Could be.... but at the end of the day, Riviera is Disney's (arguably) most beautiful resort, with skyliner access to two parks, and is a true deluxe resort...

On the other hand, some pre-fab cabins with bunk beds in the master bedroom and (likely) no in-unit washer/dryers that are far from the theme parks.... Oh... and only one type of unit, so no studios up to three bedrooms....I could see resale being quite low - OKW 2042 or maybe even HHI territory frankly.

Also, don't forget VDH, and the terrible structure - high dues and high TOT... many people don't want that if it is free!

I don't think it will be any different than any resort at 11 months. At that point, owners compete with only owners, regardless of how they got their points.

The only thing that I think would be different is that at 7 months, non restricted resorts might get owners switching out to others and maybe freeing up some inventory. That may happen a little less at RVA

The SV rooms are already booking up around 11 months for much of the year..

So, that’s not going to change with resale points.

Where it might make a difference is as you get closer to the 7 month window when not as many people want to change into the resort.

But it will take another 15 to 20 years, before you even have maybe 20% of the points restricted?

Plus, I believe that by them, DVD will have an exchange program for resale restricted points.

Regardless, many resorts have 11 month problems now for certain room types. My guess is RIV will prove to be similar.

This is true but the main difference is now all those resort owners, and I imagine there would be a lot, that never book at the 11 month window are forced to start booking at the 11 month window because when they go to book at the 7 6 5 month window when airfare is all taken care of then bam no availability. And they can’t then at that time go somewhere else so they will slowly be forced to become an 11 month planner or sell to someone else that will be an 11 month planner. This is the big difference, they don’t get the luxury of booking at the last resort option like legacy does 😎
 
And yes we are 6ish month planners here so for this reason I can never own riviera. Way too challenging most years to plan 11 months out which is unfortunate because we do like the resort, regardless of the resale restrictions.

100% agreed. It will take many years before we get enough restricted points in the market before direct members are negatively impacted so hopefully Disney has a contingency plan in place just in case. At least for now everyone can enjoy Riviera and just deal with it when that time comes 🙏
 
Here's the thing that anyone needs to recognize. DVD/DVC is a timeshare. They will do whatever they feel they need to do to sell more. Period.

Personally I also wouldn't count on any long term plans they seem to have now or at any time really. Why? Because they are a timeshare and will do what they need to do to sell more should circumstances change.

No resale restrictions, brand spanking new building in one of the most popular resorts at Disney, easy monorail or boat ride to MK and easy monorail ride to Epcot, access to the lava pool. This thing is going to sell like absolute hotcakes in my opinion. Bold prediction: I bet it sells out before Riviera does.
lol you can take “easy monorail” out of your statement. People will elect to walk from poly to the magic kingdom because the monorail will be so jammed. And you know Disney isn’t going to address that infrastructure issue any more than they will build another theme park. Eventual that monorail loop will be like the subways in nyc— everyone will avoid it. It’s only universal that cares enough about their customers to expand infrastructure.

I wonder if they'd ever restrict amenities to guests only for certain overcrowded resorts. Or at least give preferential treatment to keep visitors at a minimum.
