Poly studios/balcony ?

Yes. All studios have either a balcony or a patio. Hotel rooms do not have balconies on the 2nd floor rooms.

I could be wrong on this, but I think only CCV has a few rooms with no balcony in the WDW DVC lineup. CCV was a renovated cash wing of Wilderness lodge. In my opinion those rooms should have lower point costs. The new Disneyland Tower most of the rooms will not have a balcony. Seems a little odd they went that way. I guess they are saving money, but charging an arm, leg and spleen per point.

There will be rooms which don't have balconies in the new VGF2 building (Pine Key).

Yes I saw that, I believe it is limited to 3 to 5 rooms all on the 5th floor. A lot of balconies in this building if your on the top floor, the 5th floor does not extend all over the building, whether it is 4 or 5 will have small square balconies.

The patio adjacent to the parking lot was weird. I hated it. On the flip side, the balcony in the lake view rooms is one of my favorite places in DVC.
