For example, if today someone wanted to buy a VGF Fixed Week for the first week in December, DVD might not be able to complete the deal despite having a Fixed Week deed available. Even though the deed might be available, there may not be any nights available for that week. The buyer would have to understand that they could not use their Fixed Week until 2015 at the earliest. And, based on the wording of the Fixed Week deeds, I'm not sure that DVD would sell a deed if it could not fulfill the full terms of the agreement.
Still many have been turned away looking to buy specific fixed weeks as early as the first couple of days. I know you follow this, has anyone been able to later buy the fixed week that was initially not available? My warning still stands, if you want a specific fixed week option, be prepared and ready to move day 1 with advanced planning for payment and have things worked out with the guide.Actually, even after a year's worth of sales, none of the Fixed Weeks at Villas at Grand Floridian have reached DVD's self imposed cap of 35% of accommodation by type and view. With 17 Lake View studios, one-bedrooms, and two-bedrooms each, DVD can sell 5 Fixed Week deeds for each week of the year. To date, DVD has not sold more than 4 Fixed Week deeds for any of the accommodation types for even the most popular weeks. The Grand Villas are capped at 2 Fixed Week deeds per week and, so far, no more than 1 Fixed week deed has been sold for any week.
All of the Standard View accommodation types are well below the 35% cap limit. Each accommodation type is permitted up to 10 Fixed Week deeds each week. To date, none of the Standard View accommodation types have had more than 4 Fixed Week deeds sold for any week.
Even though VGF Fixed Week sales have not capped out, it doesn't mean that all of those weeks are still available. Its possible DVD has arbitrarily decided to limit sales well below the 35% cap. I also think that when sales for VGF first started in May 2013, some people expressed interest in buying a Fixed Week and DVD held that week for them while the buyers made up their mind, making it unavailable for buyers who came later. Then, the buyers backed out of the deal, freeing up the week that was being held.
I recommend that if anyone wants to buy a Fixed Week at the Poly, they should buy it soon after sales commence. Once DVC members start booking stays at the resort, it becomes increasingly harder for DVD to sell a Fixed Week. Any guesstimates on when Poly will go on sale?
Do we know how many total units it will have yet? Do you think its point matrix will be similar to VGF or higher?
Oh, and will there be different views like VGF and BLT (I don't know much about Poly aside from Ohana)?
