Point rental question - liability

i am thinking about renting out some of my DVC points through David's DVC rentals. Would I be liable if the renters ran up a room balance they didn't pay? For example, what if they put down a credit card for charges, made charges, and then cancelled the credit card before the charges were processed against the card?

Not likely, there have been thousands of rentals without issue plus when you check in, you sign that you are responsible for the charges.

I rented out some points thru another service and that was covered in the contract I signed with them.

I was nervous the whole time about that issue and about the renter's causing damage to the villa. What made me even more nervous was the fact that on two separate stays, Disney has not charged my credit card when I checked out, so I know errors do occur.

I wondered about what the rental service would actually do if either of those situations happened with my rentals - how much help I would receive from them getting the renter to pay up.

Per the POS, yes you are responsible for your "guest" and that is what a renter is considered. Problems are rare but you are responsible.

From the POS: All renters must comply with the rules and regulations affecting occupancy, and the renting Club Member will be responsible for the acts for omissions of the renters or any person or persons permitted by the Club Member to use the Vacation Home.

So yes, if Disney can not get the money from the guest you would be next. This is very rare but it has happened. The member's account was frozen until it was settled.

I have read only on thread with problems about this in many years. And it ended well. So I'd say the risk is very very small.

As mentioned, you the owner would be responsible for getting your renter to settle the bill. They can't go after you for the money, but what they can do is freeze your account until you get the person to make good on the debt that is left. In the few instances that I have read about, the owner ended up just settling it because it was easier to do that than keep the account frozen while they tried to collect from the renter.

Yikes! That freaks me out.

Also if your renter smokes in the room, you'll get dinged. If I ever want to or need to rent out, I may go the route of transferring points. No liability issues. I'm so incredibly risk adverse!!

Other than per DVC guidelines you can't transfer points for monetary gain.
