I have a UY of Feb. and my home is BLT. If I want to book a Sept 2010 trip for our home, do I book in Aug of 2009 using borrowed points from next year. I know we will use most of our 2009 points this year on two trips.

No, you would book in 2009 using your Feb 2010 pts. When you book has nothing to do with your UY.

The 11 month window for September 2010 would be October 2009. The date of stay controls which use year points are used, not the date of reservation. With a February use year, the date of stay would be in your 2010 use year. So you can use banked 2009, current 2010, borrowed 2011.
