Been debating whether DVC can and should adjust point charts to better reflect the cash rates for rooms. As things stand, booking a studio is often the equivalent of a $30 value per point, while a 1 bedroom is often under $20 per night in value. Because studios are such an incredible value, they fill up quickly, making it hard to try studios outside your home resort most times of the year.
Creating a better balance... where each point basically translates to a $25 rack rate cash value, would mean point costs for studios would go up a bit, 1 bedrooms would come down a bit. It would lead to 11 month booking being a bit more spread out -- a bit less booking of studios, a bit more booking of 1 bedrooms. More availability of all unit types of the 7 month mark.

So in this poll.. pick up to 3 choices that reflect your thinking.

I love my home resort, so staying there every time is fine with me. We travel far for Disney, so losing nights is not great. We own at Poly, and have no desire whatsoever to stay in a bungalow.

I’d vote for things being based on supply and demand and adjusting within the current rules.

I prefer things adjust by unit size for seasonal demand so studios in the fall cost more than studios in summer.

Same with all other sizes. It’d also like to see studios back to only 4, 1 bedrooms to 5, and 2 bedrooms to the 8 or 9.

Agreed with most of the above, except I have nothing against larger studios that sleep 5.

Given how quickly studios book, and how long it takes for 1BR to book, its safe to say the point chart doesn’t accurately reflect supply/demand. They would book at the same speed if priced correctly.

If I were DVC I'd jack the prices for studios and lower them for one bedrooms. That would encourage people to purchase more points - since to go for the same number of nights you would need more points, regardless if you book a studio or a one bedroom. As an owner, we have never stayed in anything but a Grand Villa or two bedroom, so I don't really care what they do with studios. And Disney's job is to maximize shareholder value - especially right now when they need all the cash they can get.

Disney makes more money by filling rooms. People don’t buy extra points from Disney, so I doubt there is much money for Disney there. The more nights of occupancy they get, the more money they make.

That isn't the way DVC works. DVC makes money selling points. Filling rooms is incremental income - and a whole different P&L. If your week stay goes from 89 points to 110 points, and you own 100 points - you need to buy more points or stay less nights. Having watched the behavior of people on this boards for twenty years, lots of people will buy more points.

Yes, and Disney will figure out how to get people to buy those extra points direct from DVD, too.

From what I have seen, they buy those points resale, so no money for Disney there. With the economy being what it is, and recovery a long way off, I just don’t see them doing anything that will mean fewer people in the parks, shops, and restaurants. It may be a different P&L for Disney, but they are hurting for revenue.

Very few small point contracts resale - they'll have to buy them direct to get "just a few more points."

Exactly! This is the way the point charts are currently constructed. The point is to maximize/levelize usage in each room category.

Hard for me to answer. We have enough points to stay in 1BRs for three trips a year of 4-6 nights each. Studios are of no interest to us, and we really don’t want to take longer trips.

I guess I'm in the minority, because I vote that if studio points to increase, that's good, so 1 and 2 bedroom costs can decrease. I never stay in a studio, except at Poly, so dont' care what they cost. Just wish 1 and 2 bedroom costs would decrease more. and for our home BWV to convert units to dedicated 2 bedrooms.

I am wondering if anyone has ever tried to figure out whether it is even possible to change the charts to stay point neutral...which is required..and achieve a more value based cost for 1 bedrooms?

It’d be pretty cool to see how it might work.

Personally, I stay in studios 90% of the time. I wouldn't be opposed, however, to the cost of studios and 2 bedrooms increasing and the cost of 1 bedrooms decreasing.

I find it crazy that next Thanksgiving, when I'm inviting 2 guests, it is less points to book 2 studios versus a single 1 bedroom. With that math, of course I'm going to book the 2 studios so both groups can have their own sleeping space and bathroom. If the 1 bedroom was 1.5 times the cost of the studio? Then I would book a 1 bedroom instead, dealing with the minor inconvenience of sharing a bathroom and leave 2 studios available for others to book.

I started this poll not knowing who is in the minority. Seems you have a lot of company — people willing to let studios cost a bit more if it meant making 1-2 bedroom a bit more affordable.

At most resorts currently, 7 nights in a studio costs close to 3 nights in a 1 bedroom. Seems if it was closer to 7/5, lots of people would be willing to give up 2 nights (or pay a bit more) for that 1BR.
