Point chart history and future

What do you mean by "crossing rooms"?
The long-time understanding was that if points for a studio increased in one season (first 2 weeks of December, for instance), then the points for a studio would have to go down at some other time of year. In other words, studio points would have to balance studio points. What they tried to do last year was to decrease points for 2-bedrooms and increase points for studios and one bedrooms all year, not balance points between villas of the same size.

What do you mean by "crossing rooms"?

That changes could not go across the room types but each type of room. For example, changes in studios has to affect studios, etc.

My presentation with a guide in 2009 was presented that they could adjust in any way as long as the changes stayed point neutral,

Others have said some of the initial resort documents said only seasonal changes for each category.

I am waiting for my Rivera documents to see what the most current language says!

Would they be able to do the same amount thing if the rooms are lopsided? Or did you mean the total?

I'm just thinking if there are say (20) overall studios available, and (10) 1 BR available and they increased studios by 1 point and 1 BR decreased by 1 point; they'd still be raising the overall disney intake by 10 points right? Or is every resort always 1 studio per 1 bedroom?

In your scenario they could lower 1BR by 2 and raise studios by 1. But to cloud everyone’s understanding of the process even further points don’t need to balance between vacation homes they needs to balance between residential units which in most cases are made up of more than one vacation home.

Yes.
Perhaps there could be a new thread...Did you contact Terri about the 2020 point chart changes? I have always hoped more than 24 contacted her.
Funny, no, I wasn't even DVC minded back then. And I no longer own either, but I do find all this so very interesting.

Those would all be reasonable changes to make, but will they? The fall frenzy and 1 bedroom supply have both been there forever and DVC has shown no interest in changing it. That change makes them no extra money, so why bother seems to be their attitude.
Maybe they'd bother when it becomes too big of a headache between owners calling to complain they keep not being able to ever book their desire, and potential buyers inquiring about scenarios and issues that require very long winded answers from sales.

When these issues become too disruptive then action might be worth it. They have to give it a hard think, ready to prove the solution is in the interest of owners rather than their profits.

I just go my Rivera paperwork. I haven’t had time to read every word of the specific POS but there doesnt appear to be specific language in it regarding point reallocation that I see. When discussing reserving , etc. It refers you to the multi-site POS.

The purchase agreement contains the language and says”In order to meet the Owners needs and expectations as evidenced by fluctuations in Use Day demand at Home resort during a given calendar year, DVCM May, in its discretion, increase or decrease the Home Resort Vacation point requirements for reservation of any given Use Day within a given Vacarion Home during the given calendar year by any amount not to exceed 20 % from previous year,, provided however that the total number of Home Resort points existing in a given unit..ie representing 100% of ownership interests in a given unit.l.at any time may not be increased or decreased because of such allocation.

It does also mention that the 20% limit doesn’t apply ...relating to changes in special periods of high demand based on Owner use patterns and changes in owner use demands, including special or holiday seasons.

The only other thing I see, in the multi-site POS is language regarding lock off premium but I don’t believe it is anything new, but rather they are allowed to charge more for a studio and a 1 bedroom than a 2 bedroom, which we know they do.

But it does appear , at first glance, that there is consistent language in the purchase agreement and multi-site POS and is no longer in the resort POS.

According to DVC only 24 Members complained.
Probably only a count of those who called or emailed and not considering all of the "bad press" on social media. My guess is that they care a lot about social media as that is most likely to affect sales.
