Aulani has been on the market for almost three years - the soonest a lot of people thought execs would risk dropping rumors about any changes to DVC out Pacific Coast Way. I saw a rumor about them bulldozing Best Western Park Place Inn and the iHOP across the street to add in a trolly and more parking to ease issues there... PLEASE someone tell me us West Coasters might get some DVC love already! WDW has so many people are complaining about the construction dust whereas we still have practically zero options. Surely it is time?? :crazy2:

One rumor I'm surprised has not happened is the rooms in the new wing at GCH were rumored to be built to be easily converted to DVC. Plus those rooms are included in the dues budget, so I guess DVC owns them. I thought they would start converting them to sell points but nothing. I guess they do better with cash rates as regular hotel rooms.

Wouldn't that be true of other dvc too then..? I don't think GCs rates are much off the mark with the ones in Florida at least?

One reason is because Aulani hasn't sold as well as Disney had expected. DVC in WDW sells like hot cakes no problem. I think Disney is Leary to go back to the west coast especially because most live closer to the park. I'm also not sure how well DVC at the grand Californian has sold.

I'm not understanding this part. If they are included in the dues budget wouldn't members be paying for that even though they can't actually use them?

I assume Disney or DVC pays the dues for those rooms. They are collecting what people are paying for those hotel rooms.

Perhaps I'm confused about how the dues calculation works. I wouldn't be surprised if that were the case. :3dglasses

I thought that member fees could only be calculated based on the units that had been declared into DVC inventory. If the hotel rooms are part of DVC inventory, then they are available to be booked by any DVC member. If they aren't part of the DVC inventory, then they shouldn't be includable in the fees. Should they?

I keep seeing this theory, but it seems so bogus don't you think? Hawaii is a very long, expensive plane ride from the west coast to a state known for beaches, not theme parks. Once you get there everything is horrendously expensive as well, from food to tours to gas to rental cars. It is not even apples to oranges. Its Earth vs. Capricorn II. Would they not build more Floridian DVC because Vero Beach wasn't selling well? Simply put they are NOT the same product at all, and I am certain Disney is not so stupid as to think it is. If I travel to Disneyland, what in their right mind thinks I would buy a rental on Oahu? I'm sorry, but that makes zero sense, especially business wise.

I have been told point blank the waiting list for GCV even today is months if not more than a year out. I think that means it sold just fine, and a new choice would sell quickly to those on the endless waiting list.

Vero Beach was originally supposed to be larger and have more stuff but because it didn't sell they didn't expanded like originally planned. I can see why vero beach didn't sell well, Aulani not as much i would love to go there but its a bit expensive for a family of five in peak seasons. Disneyland and I know you Know this is a locals park WDW is a world destination DVC in WDW sells no problem because people want to keep going there. I definitely agree that there should be more DVC in DLR but i don't think disney feels the same way. Another reason I think is because disney doesn't want to eliminate more guest rooms to convert to DVC at an existing hotel in DLR. I think they may be waiting for the chance to build another hotel to add onto the disneyland hotel. I'm also sure DLR isn't hurting for customers at their resorts thats another reason why disney wouldn't want to just convert existing rooms to DVC at DLR. Now back to a new hotel idea where would it go and what would it be. I think if disney added another hotel to DLR than we could very well see the addition of DVC to that hotel or one of the already existing hotels. Disney is only interested in building or creating DVC where it will sell no problem that being WDW. Disney has also flirted with many other places around the country to build off site DVC. In disneys previous attempts it didn't work out well (veto and aulani). It was rumored for DVC in washington DC and several other places concept plans were leaked out but they never happened because disney was afraid they would lose money.

GCV are sold out. My husband and I were looking into buying into one for our yearly Disney trips, and now we can either get on a waiting list, or buy resale. If you go to one of their timeshare reps at the CA Disney parks they try to pawn off Aulani timeshares on you. (Which begs the question...why would I want to buy in Hawaii when I want to buy in California? The whole reason I would buy into GCV is because it is within a four hour driving distance from me, I don't want to take a plane every year to use my home timeshare resort). At this point I have given up on GCV because I own in a timeshare within walking distance of the CA parks (which has an awesome rooftop viewing area for fireworks).

Exactly they are pushing Aulani because it isn't selling as well as they thought.

Perhaps they could do better selling it if they didn't target the DLR interested buyers and instead focus on those who want to vacation on Hawaii. May as well sell out the Florida properties and build one on Puerto Rico. It. Just. Doesn't. Make. Sense.

They do try to market it to Hawaii vacationers but it just hasn't been selling like they want. It's an amazing resort but there isn't much to do outside of it you would have to go to another island. I can't see disney building outside of park properties at this time because those properties don't sell. Aulani, disney hilton, and vero beach haven't done well. Park DVCs have.

We can't comment on Aulani or Vero Beach but I can tell you that a big part of the reason that The Hilton Head resort didn't do well is because of location! Anyone who has been there can certainly agree. It's on a small peninsula in one of the inland bays with only one way in and out. There's only one restaurant in comfortable walking distance and if not connected with any golf course. It also really doesn't have much you can do at the resort itself. The only good thing you can say about it is that it's on the island itself instead of across the bridge!

Vero beach has some of those problems as well there isn't enough to do. Like I said before that resort was supposed to have more but they didn't build it because it was doing bad. They just added shopping and dining and a pool addition to aulani because people wanted that and they are hoping that helps it sell.
