I do not understand why DVC owners do not post an actual price, instead of the per point route (are DVC owners not allowed to post the entire cost of what they are renting) (for example when I look at posts from DVC owners who are trying to rent points it's always stated as per points) and the other thing I am confused is why they somtimes for a specific date or for a specific resort (isn't DVC flexiable?) If I was to rent from a DVC owner could pick the dates and resort? is it always less expensive to rent from a DVC owner than from disney directly?

If you look at the Rent/Trade board you will see a few different types of posts. When someone is renting an existing reservation, they generally list a price for the entire reservation. However, the board is very restrictive and only reservations starting in the next 30 days may be listed. Because of this late date situation, the ability to change dates is generally not available.

When people are renting points, they generally list a per point rate. The reason is that the points required for a specific reservation varies dramatically based upon a lot of factors including resort choice, villa size, booking category/season, number of nights, which days of the week, and (sometimes) views. Additionally while the system is very flexible, our points are only good for a certain period of time; generally they are good for one year, but, if banked or borrowed, they may be used up to two years. Therefore in order for you to compare what owners are offering, you need to find someone with the number of points you need, for the time period you need, for the price you are willing to pay, and depending upon how far in advance you are trying to book at the resort where you want to stay.

So if you want to stay at OKW in January for three weeknights in a studio, you would need to find someone who is renting 24 points that expire after January 2009. Since you are less than 7 months out, any resort points will do for this reservation. But if you want to stay three nights over a weekend at AKV in a Savannah view studio next July, you will need to find an AKV owner who has 75 points to rent that expire after July 2009. So, as you can see the points needed for a specific reservation can be very different.

You should also be aware that availability is a huge factor. The farther in advance you book, the more likely you will be to get what you want. At 7 - 11 months in advance only an owner at a specific resort is able to book at that resort so you are more likely to get what you want. After 7 months, anyone can book any resort and getting what you want becomes more difficult. So if you are trying to book at 7 - 11 months you will need the owner's booking advantage and you should be prepared to pay for it. The price per point for the more popular resorts where you will need this advantage will be higher. For example, do not expect to be able to book BCV at 4 months, and if you want to book it at 11 months do not expect to pay $10 per point.

One of the things that you may be seeing are several people who have points that are only good at SSR for a specific period of time. These are actually developer points; they were an incentive given to people who purchased recently. They are much more restricted than regular points: they may only be used at SSR (basically), they cannot be used more than 7 months in advance, and they must be used within one year of the issue date.

There are point charts on this board; see the link at the top of the page. This way you can figure out how many points you need in order to find an owner who can help you.

As for renting from an owner v. Disney, owners generally are cheaper, but you need to check. Disney does not rent using the point system; they just list their available villas like their hotel rooms on the website with a cash price. This price will also vary based upon the same factors, but depending upon the time of year and per point rental rate, you will usually save at least 25% by renting from an owner over the same room on cash.

What are developer points?? How do the DVC owners aquire them, do they pay extra for them?

Developer points are points owned by the developer (DVD) that are given out as incentives for purchasing more points. They are just a one-time thing, so you just get them once (you don't get them the following years). There are also significant restrictions on their usage.
