Please help me decide on hotel!

We will be visiting DL in April. The last time we went as a family was 4 years ago and we had a great stay at the Hyatt Regency. I looked at trip advisor and the reviews seem to indicate the hotel is in major need of a refurb.

I was in Anaheim for work a couple of years ago and stayed at the Marriott. It seemed fine but nothing to write home about. To be honest, I really don't remember that much of the rooms.

I would prefer to stay with the Hilton or Marriott brands for points.

We are healthy and can walk. If tired, we can uber. We were quite happy with the Hyatt's shuttle.

For hotels, I don't need a bellhop, but am looking for a clean, well-maintained, comfortable place to call home for a few days. Really prefer an onsite restaurant for breakfast as opposed to a limited complimentary breakfast. A spa like bathroom would be a huge bonus.

I highly doubt we will use a pool but a basketball court has a good chance of seeing some play.

The Hilton looks like it could be a possibility but some of the reviews are so-so.

The Doubletree looks to be a newer property but I've never stayed in one. What distinguishes them from all the other Hilton brands? How does it compare to a Garden Inn?

The Hyatt Place has good reviews but the rooms don't look that comfortable to me. Maybe it's the decor?

The Courtyard by Marriott Theme Park Entrance is close, fairly new property and gets positive comments by DISBoards forum posters.

Other breakfast options that are on the walk to the parks (less than a mile) are Panera Bread, McDonald's, IHOP and Denny's.

The Springhill Suites by Marriott at Harbor and Katella is new.

And for a Hilton, there is a fairly new Homewood Suites by Hilton near the Convention Center.

So three properties to check out that might match your needs
 
We have stayed at the Hilton Convention Center recently. It was fine. No complaints beyond distance. They offer great deals throughout the year. It's just a typical convention/business grade hotel.

We had a non-view room and our friends faced the park. You get a great view of the fireworks. I would not recommend the lanai rooms. In my opinion, I don't like being on the same level as the pool/foot traffic. We can see guests just hanging out on lounge chairs. I can image there would be a lack of privacy.

Also, the walk is long but doable. But we were there on a 100°+ day. We ended up crossing the street to the Toy Story lot to take the shuttle. So that's an option.
 
We stayed at Hyatt Regency in August, I didn't think it needed any renovations.
The new Hyatt house looks great, I wouldn't mind staying there
 

I quite like the Hilton Anaheim. Decent walk and if you need something from cvs either direction it goes right past it.

Nothing limited about their breakfast, though it's expensive.
 
We only stay at Hilton properties since DH is diamond with them. We've stayed at the DoubleTree twice and have a second stay at the new Homewood coming up. DoubleTree is really nice, much better than a Garden Inn. If you are Diamond with them you'll get the buffet breakfast for free which is a great buffet breakfast. They also have a full service restaurant so you can order off the menu if you'd like. From the lobby it's about a 10 min walk to the shuttle at Toy Story lot, or a 1 mile walk to the park.

The new Homewood is really nice also. Breakfast buffet there is free for everyone, not nearly as big of a spread as DoubleTree but it's sufficient. The walk to Toy Story is about 5 min.

I'd highly recommend either property for someone wanting the Hilton chain.
 
We stayed at the Hyatt Regency Nov 2015 and enjoyed it. I don't think it's in need of a referb. I booked our third stay there for late Feb.

Does it have its own shuttle to Disneyland? I think I recall it being on of the ones that had their own shuttle.
 
We just stayed a couple of nights at the Marriott Residence Inn near the convention center. It's a fairly new property, so it has modern amenities and is clean.

We're a family of 4 and had plenty of room in a double queen bed. The bathroom is modern and well lit, but there is no tub just a nice walk in shower.

There isn't a restaurant for breakfast, but the complimentary breakfast had a decent selection. You could also bring groceries and use the kitchen for meals.

They also offer park-view rooms as an upgrade, so maybe you could see fireworks from the room. We didn't see the rooftop pool, but I imagine that's nice and new.

We would stay at this Residence Inn again.
