please help me decide on DVC purchase

Another question šŸ˜‚is it common for people to change their minds within the 10 day grace period? Because this will be my second time in 3 days

Then im not sure why you think you may be making the wrong decision?? It seems like you know you really like it there
It seems everyone is down on 2042 contracts especially BRV. I feel like I’m missing a huge piece of a puzzle and I can’t see it.

@MLS82 given your travel times owning a resort you want to stay at would be more important, especially if you're hunting for studios that sleep five. I'd completely forget about SSR if these are the only times you want to book.

You've eliminated BLT based on theming which is the best "value" on the monorail for initial cost, dues, and points chart. You're limited to PVB and my personal favorite, VGF, which have multiple sleeping surfaces in a studio. The last MK resort is CCV and it won't help you even in a one-bedroom. Both PVB and VGF have expensive one-bedroom points charts, but have the split bath in the deluxe studio accommodation where someone could be showering while another is using the toilet in a separate room. That really helps in a studio.

You mentioned you secured Yacht Club with an AP discount. Are you purchasing Incredi-Passes? If you purchased 150 PVB direct you would be eligible for Sorcerer Passes for your family. Based on travel times you would avoid the blackout dates (Thanksgiving and Christmas to NYE). For a family of four, the savings on passes alone in year one could cover the difference between resale and direct. On top of that, you may be able to use a "Welcome Home" trip to secure PVB for your spring travel dates.

Can't speak for others, but absolutely not for me.

I love BLT and dreamed of staying there for years. Staying there did not disappoint for us. We stayed at AKV and it was my wife's favorite and I loved it as well.

We researched after staying at 5 different dvc hotels and narrowing our favorites. We loved that BLT had low dues and AKV had unique room options to try for owners and felt it was worth the higher MF because we love the pool, food, animals, cast members, theme etc. Love almost everything about those two. Nothing is going to be perfect.

We wanted these to be home and these two were the ones we knew we'd be returning too the most.

My concern was ROFR stalling my dream, not that I picked the wrong resorts

No im not down on it, we're just pointing out that financially CCV is the better move. You cant just look at the upfront costs, its a long term purchase and upfront cost is just a piece of it.

Since you dont like CCV then BRV is good because thats what you love and want to stay there year after year I hope

Would you be depressed if you couldn’t switch out of BLT like you mentioned on SSR? BLT has low dues, great proximity to MK and an extra bathroom in the 1 bedroom.
Yes, I think so. At least I could easily get to Poly and GF! It lacks the theming I love about other resorts. My DVC friend booked a 2-bedroom for a May trip. She thinks I will love the proximity to MK and the extra bathroom. I want to buy a resale before May! I'm hoping to buy resale first then direct at Poly if they offer better incentives in the future. Poly resale is too close to direct prices.

OP, based on your post, I would steer you towards Grand Floridian or Polynesian. Look at the point charts and the sleeping surfaces. The bed under the TV is smaller than a normal twin bed. Will one of your kids sleep in a sleeping bag? That might help keep you in a studio for a bit. Then, you need to bring a sleeping bag. BLT has by far the best point chart for what you've said, but you also said you don't like it. Don't settle for something that you aren't super excited for. This is not a necessary purchase or an inexpensive purchase. You need to REALLY want it and be comfortable paying for it and using it for many years.

This is where my mind went. I think PVB and VGF are probably the two best options for OP given the preference for the 3rd sleeping surface in both the studios and the 1 BRs. Or, get enough points at CCV for a 2 BR. Haven't run the numbers, but there might not be a great deal of difference on a $/point/year cost on enough points for a PVB 1 BR vs. VGF 1 BR vs. CCV 2 BR. And, if you do Poly, buy direct - I wouldn't buy resale Poly right now.

I think it really depends on how you use it. Most of us are NOT people who want to stay at BRV all the time so we don't feel the need to own there. Compared to BCV and BWV, well I mean.. those 2 have walking distance to 2 parks so those are always going to be very desirable. When compared to CCV, you are giving up 26 years and the counterargument could be made that in 2042 when your BRV contract is not worth anything, if you bought CCV you could likely still get some money from selling it at that point.

On the other hand though, if that's where you want to stay and especially if you want to stay at BRV during Christmas then there's nothing wrong with what you bought but just keep in mind when people are talking about desirable 2042 resorts, most people are typically talking about BCV and BWV because location location and location.

It doesn't sound like you got a terrible deal on your BRV contract. I wouldn't stress about it. You know you like BRV and that does matter a great deal. A lot of us on these boards are into the minutiae of DVC and extrapolating as much value as possible when it comes to resale contracts. If you change your mind, you can always sell your BRV and buy something else. I don't think 2042 resort prices are going to suddenly fall off a cliff in the next few years.

Now, if you are seriously doubting and wanting to consider a different strategy, I'd suggest a CCV contract where you book 1 BRs at CCV, but then swap them out for a 1 BR somewhere else at the 7-month mark - if you want to stay at BRV, outside of the holidays, pretty easy to get a 1 BR at 7 months. But, if you think you might want to stay at WL during the holidays, and you know you'd prefer a 1 BR at BRV over CCV, then that is even more evidence that BRV is the right move for you.

I’m happy with it after all. I know it’s not one of those long-term contracts but because I’m older I like the fact that I have an exit and I don’t have to deal with selling it because really who knows what any of these will be worth especially if Disney puts more restrictions on resales.

Alternatively, an adult-sized person will be comfortable on the fold-out single chairs (BLT, OKW, and AKV), so there a 1BR is still probably going to work even if your boys look liike mine---6' 2" and wide shouldered. BLT and Kidani 1BRs have the advantage of a second bath as well.
RIP chair at BLT and my guess it will see it replaced at AKL as well unfortunately.
