please help me decide on DVC purchase

I have been stalking since July. I want to buy resale. Family of 4. Open to studios, 1 bedrooms would be a plus.

I have been waiting for the winter rush of people listing that don't want to pay the 2026 MF. I understand the best value is CCV, BLT, and then SSR. I do not like BLT. CCV is not bad, but I need 5 sleeping surfaces. I have two boys who will not sleep together. I thought I would buy SSR for sleep around points, but I would be depressed if I couldn't find something else within the 7-month window. I despise resorts with multiple bus stops. My husband loves the monorail resort area. He thinks Poly is his favorite, even though we have not stayed there. I did as a 10-year-old, but that doesn't count.

My kids are in school, so we travel during Oct. fall break, the week after Christmas, and Spring Break, which coincides with Easter. So the most expensive and busiest times to travel. Once the second kid is in college in 2032, I would visit WDW in Jan-March.

Hands down, I would buy BCV if it weren't for 2042 end date. We love the pool and proximity to Epcot. My second choice would be VGF, but the $150-160pp hurts. My third favorite resort is AKL, but the dues are higher, and ROFR has been taking them. I also noticed the ppp increase in AKL since July! It was in the mid-high 90s, and now it seems like all the contracts are asking for $100+. I guess they think they can ask more bc of the refurb? Or is it from ROFR?

I do like the idea of Poly, but I have not stayed there since the 90's. I tried so hard to find a room for our fall break, and ended up staying at Yacht Club w/ AP discount. I can't find a room at the Poly for our Spring break April 6th.
 
Couple things..

Direct Poly makes more sense than resale and it’s actually pretty expensive pp if you’re not liking in the $150s.

If you like a AKL do not worry about ROFR, offer what you think is fair, or even below what you think is fair not everything gets taken by ROFR. That is the last thing to worry about when making this decision.

Buy Polynesian. Stay there in studios; attempt to get into 1 bedrooms elsewhere as you like (only because the point charts for 1 br and 2 br at Poly on holidays are very high). You could do AKV for 1 bedrooms to save points.

Or just buy Beach Club. It’s great! Point charts are lower there too. But you will need to stay in studios or 2 bedrooms there for the 3 sleeping surfaces.

Unfortunately, most resorts have mulitple stops--either internally, or because they are shared with nearby resorts. For example, Kidani and Jambo both share buses. The GF and Poly are often combined. BLT and WL are often combined.

It is worth looking at the size of the fold-down bed under the TV. Depending on how old your boys are, how tall you think they are going to get, and how quickly they are going to get there, that bed might not work.

The reason I bring up both of these facts is that you may find yourself staring at 1BRs (or even 2BRs) sooner rather than later, and if you do, the point chart is going to start to matter. A lot. Especially in Seasons 6 and 7, which it sounds like where you'll be hanging out.

If you get to that point, you might find that having an extra few bus stops is worth being able to stretch out and spend fewer points. I find that if I rent a car, the buses at SSR or OKW are much less troublesome.

This also might bring CCV back into the conversation. Good point chart, good price, long expiration. You'd be biting the 2BR bullet right away, but you may as well face it sooner rather than later if that is where you are ending up.

Alternatively, an adult-sized person will be comfortable on the fold-out single chairs (BLT, OKW, and AKV), so there a 1BR is still probably going to work even if your boys look liike mine---6' 2" and wide shouldered. BLT and Kidani 1BRs have the advantage of a second bath as well.
 
Agree w/ Brian. And Poly 2 beds are insanely point expensive imo. A 2042 BWV (cheaper up front and cheaper points to book than BCV) might not be that bad of a deal if you think you may need 2 bedrooms. But CCV 2 bed would be the best value financially. 1 beds are a huge step up from a studio but with 2 boys that will grow quick I think the jump to a 2 bed isnt that far in the future comfort wise.

EDIT to add if you like AKV and its transport options I still say this is a good value for you dont be afraid of ROFR.
 
You are a tough one but here goes: Know going resale, travel times, some resort likes, 2042 out, don’t like multi bus stops, 1 bedroom over studio.

Start with UY’s and focus on contracts that meets your travel patterns best.

Write down each DVC resort you would buy. (making sacrifices on that dream list will most likely be needed for success here).

Of those: log what each has you like & dislike. Look at transportation options at each resort. Rank them or attempt to select “the one”.

Budget. Match contracts to what you have for it. Determine number of points. (Look at each resort point charts to assist with this). If preferring 1 bedroom, might focus on points for 2 bedrooms for a buffer & future family changes.

The most important advise is to have fun with the process of becoming a member. Don’t concern yourself with ROFR. Find that contract that checks the most boxes & go for it!
 
I don’t mean to hijack this discussion but now im wondering did I make a mistake with my BRV contract!???? Please be honest as I have 10 days to cancel.. now I’m questioning everything 😬🤪
I don’t think I noticed in the other thread that you mentioned the amount you paid per point, closing costs etc. That makes a big difference, but personally if I was buying a 2042 which I did recently, it would only be BCV or BWV.
 
I paid 93 per point on 160 points. The closing costs are paid by me 500. And the seller is paying 2025 and 2026 dues

Copper Creek is the best value for dues and buy in combined long term based on contract purchase price long term. You already know you love WL. I dont understand why you wouldn't buy copper creek. Its an opportunity to get WL at the best combined price for a contract there is. If I was in your position thats where I would go. When youre over it, sell it. Its popular and will sell years down the line.

I know it has a longer contract but I don’t like the rooms as they are in the main building and the points were 30-50% more to purchase

Thats not bad if they are paying 2026 dues and its an August UY? You really just need to decide whats most important. Since you were contemplating RIV add on I assume that means finances aren't 100% an issue. So think of it like this in 2042 you have no timeshare with BRV or with CCV you have it for 26 more years for only about $4800 more now... that is HUGE. You could also sell it at that point as well.

Is it fully stripped? If so I'd say it's an overpay, if not then it may be okay. Personally I would've gone with CCV but that's because I value the longevity of the contract a lot more

To OP, I'd rent Poly first to test it out and see how you like it. I'm likely going to end up buying Poly even though I was disappointed in my stay but that's more because I REALLY want a monorail resort and I'm willing to look past some of the things I didn't like. I'd also purchase direct over resale Poly. The savings aren't enough for resale after considering the extra points you get, benefits and lack of resort restrictions from buying direct.

I will add it seems that you KNOW that you dont like CCV vs BRV so that makes it even more clear that you shouldn't buy any other resort that you have not seen/stayed. Because to many CCV and BRV are almost identical.
 
CCV just got a brand new update and I think it was you that said you like 1 bedrooms, the 1 bedrooms are perfectly themed for this resort. If WL theme is your jam, I dont see why you wouldnt like these newer rooms. Staying in the hotel is very convenient and will probably be nice as you get older
