We (2 adults, 3 children) are going next weekend with in laws (2 adults, 1 child). Looking for a nice stay not too far from parks (will be doing HS and MK mainly) with a decent pool in the instance we decide to take a quick dip.
My choices are narrowed down to (all within the same price total range):

Sheraton Vistana Resort - 2 bedroom condo (8 people share)
Wyndham Lake Buena Vista Downtown- (standard room)
Holiday Inn Lake Buena Vista On State Rd (standard or kid suite)
Grande Villas- 1 bedroom

Opinions on the best option?

Of your choices I have only stayed at the Wyndham Lake Buena Vista. The pool had some need of repairs (hole in a rock decoration, etc.) but is not a bad hotel for the price. My husband just mentioned why don't we stay at this hotel again during one of our upcoming cheer competitions (which is what typically brings us to Orlando). My first few stays were tower rooms, the last stay was an outside, facing parking lot view and neither stay did I have any issues with location of my room. What I like best about this hotel is you are one crosswalk away from Downtown Disney which makes it a winner to me.

Now about 2 weeks after I stayed here it was posted on the board that you can no longer self park, that it is now 100% mandatory valet. I am not sure if they are sticking to this or not since it has been a few months since implementing the rule. I have no objections to a mandatory valet, but you would want to know in advance.

Oh, edited to add that during my stay, the water playground was taken down. It was just three of the taller pipes shooting water out when I was there. I hope it was just down for repairs and replaced because that was a nice touch for the younger kids. My kids did swim in the evening when we were there but they are not into the little kid play areas anymore.

Love the Sheraton Vistana Resort and have actually stayed there four different times. // They have lovely landscaping, nice little balconies or porches to sit out on with water views, pools and hot tubs our kids love, clay tennis courts (I like to play tennis and so does my whole family). Pools are open really late too, so you can even stay for the nighttime fireworks, come back, and take a swim. Now that's heaven on earth for our kids. After a big inside remodel they did some years back, all sections are nice too.

For such a short stay, the condo wouldn't be a necessity, but it's still nice to have the kitchen for snacks and breakfast in. I hate eating out for all my meals. And the common areas are great for when others are still sleeping and for family visiting. And it it's a choice between something without a porch or balcony or with, a place with some private outside space is always more appealing to us.

I haven't stayed in the other options, but the Sheraton Vistana Resort is a highly rated / highly recommended property and would be easy for me to book again. (If you enjoy this other family - and you aren't talking a really long trip, it could be really fun for you all to stay together too. We like to stay with extended family in larger units in our Orlando trips, for example.) If staying together, though, is not appealing, any of the other choices would be better.
