Please Explain My Annual Dues...

We own 100 points at AKV (since 2008) and 50 points at HHI (since 2011). I pay our dues every January. I am confused as to why the "Outstanding Balanace" is over $50 more than the "Total Annual Dues":confused3:confused3...can someone explain? I purchase gift cards from Target and I need to know the correct amount. Here is the "cut and paste" from the website....

I read it as $912 is the 2015 amount but you already owe $52 somewhere for some existing balance.
 
I agree, it looks like last year's. It should read actual 2014 taxes and estimated 2015.

I checked mine and it shows 2014 and a $17 outstanding balance. I would hold off, they probably don't have 2015 up yet. The outstanding balance is probably the difference between estimated and actual taxes.
 

Yes it's weird they don't have the 2015 statements up yet. On mine it shows 2014 paid than an outstanding balance that I assume is the 2015 amount.
 
My annual dues statement has the same discrepancy as yours. I do not have a past balance of any kind either. Will be calling this morning.

The discrepancy is likely to be the Ad Valorem tax (property tax). That item is always estimated and the balance (either due or owed) is figured into the following year's fees. In some years, there was a credit which actually was enough to lower the dues for the following year, but most years they have underestimated the taxes resulting in "Balance Due" situation.

I would just wait until the actual statements come out rather than spend a lot of time trying to get thru to Accounting.
 
Accounting said there was a problem uploading the data and it should be fixed on Monday,
 
Mine had one that got a correction. I would give it a few days. If not, just do the math yourself with the data that is out there for 2015 dues per point.
 
Typically they come in the mail around Christmas. They were only approved a week ago at the annual meeting.
 
Okay, glad I'm not the only one confused by the information presented on DVCMembers.com.

What I think it boils down to is the actual taxes for 2014 were slightly MORE than what they had originally charged, thus for my 150 SSR points, I am charged an extra 9.09 in taxes. If I subtract this from the final bill, I get $5.175 per point for this year's maintenance fees.

What I don't really get is the original Annual Dues Billing of over $8 per point with a commensurate Adjustment Debit of a little over $4. Add in the estimate for this year's taxes AND the overage of last year's taxes and you come up with the right number.

Now mind you, the presentation on DVCMembers.com is horrible. No indication of which side of the ledger each entry is on. To further confuse, all this is listed under the 2014 heading instead of 2015 where it belongs. So, even though my 2014 MF is all paid up, I show a balance due in 2014. The balance due is Jan 15th, 2015.

Hope that clears things up for people..

You should read note at top of dues page carefully because when it says your dues are ready it mentions they are due January 14, 2014, i.e., they are referring to last years dues. Not sure what happened but all that has occurred is that they replaced the current page I had just a week ago which showed my 2014 dues were fully paid with the page from the end of 2013 which showed no 2014 dues had yet been paid.

methinks the information was pushed a little too hastily by someone not familiar with whatever process they were using before. The top of my screen says January 15, 2014.

This is all sorts of screwed up. They are listing my first monthly autopay as my normal payment PLUS the 9.09 tax overage from last year. I presume the monthly autopay will revert to the proper amount in February but there's no way to figure that out via the website.

Clearly these new dues should be placed in a new 2015 container and the website updated with 2015 nomenclature.

Who do we complain to about this?
 
Dues for OKW out yesterday and paid thru website.150 pts dues were 882.15 included all taxes and fees.Back in 1999 I think it may have been around 550 to 600
 
Mine has now changed to show 2015 dues and statement. So apparently the issue has been resolved.

I haven't been home yet today to check the computer but I will assume I will see the correct amount. I have the funds direct deposited into my online savings account every two weeks. Then I buy gift cards from Target using the RedCard discount and move the money into my checking account to pay the bill. It's a multi step process so I like to get as much of a head start on it as I can.
