Why is the cost to "rent" points so low?

I took a quick peek at the rent/trade board and I was a little dissappointed to see how low the cost to rent points was.

DVC are delux resort and by renting them at only $11 pp, it is cheaper than a value resort!!!!!

Just wondering why so low????

Disheartening, isn't it. Owners not seeing how much they are undercutting themselves to make a quick transaction.

Everything else keeps going up in price, but the points available for rent.
 
I don't know why anyone would flame you when you're right. I agree the prices are too low, but they're not set by logic and reason -- they're set by supply and demand. If someone is willing to rent points for $9 per point, they'll find buyers.

I don't rent points, but if I did, I would do it elsewhere -- not here in the bargain basement. And the price would be a LOT higher than we see here on the DIS.

Frankly though, I kinda like using the points!:cool1:
 
I don't think DVCs are Deluxe resorts. While I think the cost to rent is a little on the low side, I think there are differences that make it hard to compare DVC to a Deluxe resort - or really any hotel room on property.

1. Lack of daily housekeeping
2. Most owners want 50% at time of reservation and 50% 60 days out.
3. Inflexible cancellation
4. Risk of dealing with an individual rather than Disney
5. High occupancy rates - meaning low last minute flexibility to add a night.
6. Non-Deluxe rooms (our DVC rooms have never been as well maintained as our Deluxe - or even moderate rooms).
7. No availability of "deals" like "free dining."
8. Most owners won't take a credit card.
 

This just occured to me and it is only speculation on my part, but I think we may see them go lower.

Because, now that Disney has put the squeeze on commercial renting, the pool of renters as a whole is (or will become) less professional in the business sense.

Achieving a particular margin or profit isn't driving or sustaining a business. The pool of renters is/will be more individual owners looking to cut losses on points that can't be used and will be more likely to accept much less depending on the level of desperation.

Just where my mind went when I read this thread.

I have had the pleasure of staying at BWV for 2 trips, one for 10 nights, one for 7 (1br). Also, I've only stayed at disney's "deluxe" resorts. They are all great. I thought the first time at a villa it was spectacular. You have the facilites of the deluxe - room service (of course didn't use as we had a full kitchen!), pools, restaurants, very comfy king size beds. I do think that the dvc resorts are deluxe. I wish to try renting points sometime if the possibility arises.
 
I have thought of DVC as a kindred spirit of a Disney Deluxe Resort.

Built to start off as a deluxe but , being that it is DVC , it actually morphed into its own style and texture of something similar but not exactly the same.

Superb post as usual crisi! Although Disney charges the same for a studio as a room in one of the deluxe hotels I hardly think there is a comparison. Given unlimited funds I'd choose the hotel room any day over a studio.

Well I think your mind went to the right place! Most of the people renting just want to make enough to cover their dues each yr. It doesn't help that people on this board will tell newbies DCL, II , DL or WDW hotels for points isn't a smart idea. Didn't the person who started that "renting thread" over on the operations board say he's rented his points every year because he can't fit in a trip? Why not do one transaction and transfer the points instead of dealing 10 people who all want studios for piddly point totals. I have better things to do with my time than spend it on the phone with MS trying to get studios at BCV for F&W, VWL for XMAS and BWV cheap view anytime.

The whole renting thing just goes over my head.

No flames from me and I will leave my views on renting out of this but if the owner is happy getting $11 per point, what does it matter ?
 
If you watch the board, you will see points at $11.00/ point get as many hits as any other priced points. I know that is because the renter knows it's a great deal. I think in 2008 you will see points at $12.00 / point. Commerical renters will find a way around the rules, AKV could bring more renters to the boards raising point prices. I read on the threads Disney is checking people renting 20 or more times, commerical renters can start looking for large point bookings. Less bookings to rent same amount of points they have.

Glad you were happy with your room. We've had OK rooms with DVC - but not kept up to the same standards as any room we've ever stayed in Deluxe - little things like broken drawers and ripped cushions and broken shower tile - not worth complaining about considering the great deal we feel we are getting, but if I were paying Deluxe rates with that room quality, we'd stay at the Hyatt. Perhaps we've been unlucky with our DVC rooms and lucky with our Deluxe rooms.

In my mind they were built to be nice timeshares - which is what they are.
 
There's a lot to be said for the security of renting direct from Disney through central reservations. I think DVC rooms may be worth more than is commonly garnered by infrequent renters in part due to increased uncertainty on the part of the renter. As someone considering a DVC purchase I can certainly see why owners wouldn't care for commercial renters, but from the renter's perspective they know a commercial renter has much more at stake in terms of protecting their 'reputation' as a renter in order to maintain high rental rates. I can imagine there is a great deal of uncertainty and anxeity on the part of the renter as well, but I also expect that having the cash in hand in well in advance of the reservation date might ease some of those fears.

Spot on. I would rather stay in a value than rent points from a stranger on the internet. I am a risk-taker in many ways- but I would not put my family's vacation in jeoaprdy to save $1000 bucks.

Let me give this a shot. I also, IMO, find the DVC resorts to be slightly below Deluxe WDW Resorts. If it wasn't for the larger rooms I would have never bought DVC.:thumbsup2

I also agree with CRISI. I love my DVC but there are certain differences between the Deluxe Rooms and DVC even the Grand Villa's at the BW though very nice and have great views, are not as well decorated( the exception being SSR) or as well maintained as the same size suites at the the other deluxe resorts and don't come with maid service and concierge privileges that would accompany that level of room. What you get is a great location and a large living space. I would never pay rack rate for one. You also have less recourse if something goes wrong with the room during your stay. As a resort guest, you move out and get your money back. We are stuck with a bad stay and hope that next time will be better and it usually is. Joan
