We are planning a big trip for Feb. 2014. It will be 6 adults and 1 child turning 10. I know he is an adult to disney but he's still my baby.

I'm trying to figure what would be best. 3 rooms or a villa. I need something that can give everyone their own space and bathroom but is the best economical option. I've looked into Treehouse villas but one room has 2 bunk beds and that doesn't seem to be fair. We would all pay equal so we should get equal.

Any suggestions as to which resort would be best for a villa? We are also a family with health issues so we should find a place that isn't too far to walk from buses after a day in the park or that offers handicap accesable rooms.
 
Most of the villas will offer handicapped accessible rooms. The only ones that I'm not certain of are the Treehouse Villas. That being said I think you need to ask yourself what portion of WDW are you planning on visiting the most during your stay. Is it MK? Is it Epcot/DHS?? This will determine where you want to look for a villa. For stays in and around MK you have two choices...BLT and VWL. BLT offers access to the monorail, but it is a bit of a walk to get to the monorail station which is inside CR. You also have the ability to take about a 10 minute walk along a path directly to MK. VWL you will need to take a bus or a boat. Depending on what you would consider a long walk the boat dock for VWL is a bit of a stroll from the villas, but the bus stop is fairly close to the villa entrance.

If you are planning on doing more time in and around Epcot or DHS then BCV or BWV are your choice. BCV is a smaller property and usually fills up rather quickly due to its close proximity to the international gateway entrance into Epccot. You also have access to SAB, which is the best pool on property. BWV has the night life of the Boardwalk and some great views out onto Crescent Lake. BCV is fairly close to the bus stop, but the bus tends to be crowded here.

One thing I'm going to caution you about here is that if you have 6 adults a two bedroom villa might not work for you for everyone. True, it does say that it will accomodate up to 8, but this will mean that someone in your party will definitely be sleeping on a pullout. If you are going to go the one villa route might I suggest that you ask for a dedicated 2 BR with 2 queen beds in the second bedroom. There are dedicated 2 BRs that will have only 1 bed and a sleeper sofa in the second bedroom, so I think you want to steer clear of those.
 
THV does have handicapped accessible units; they had to do that before they could open them to the public.

They were destroyed in 2004 and re-built not long after, but they were not h.c. compliant, so they used them for dorms for the "upper classmen" interns.

When they opened to the public, they add three units that are compliant.
