Pets really allowed at Windsor Hills?

We found a few owners that would let us bring our dog with us if we rented from them. But then when I was reading the terms on vacation central florida, he said that dogs weren't allowed at Windsor Hills according to the HOA and actually said it was *illegal* and people should report if they see a dog on the grounds. :scared1:

I don't plan on letting my dog loose, but I will need to walk him a few times a day. Are dogs really banned??? It sounded a little harsh. :confused3
 
I would suspect that they are not allowed according to the HOA rules and regulations, but I don't know for certain.

Windsor Hills is being built by Pulte who also built Windsor Palms. I know there is something in the HOA deeds there that does not allow pets/dogs (except for owners animals). I would guess that WH is the same.

Perhaps someone who has access to the HOA docs can check (or can check with the HOA representatives).

Dogs under 25 pounds are permitted in the townhouses and single homes at Windsor Hills, provided the owner permits it. According to the HOA Declaration however, they cannot enter any of the common areas of the community. While it would be easy to keep a dog confined to the yard of a single home, the only grass area at the townhomes is the small 5 x 5 section directly in front of the entrance door. Making it more unworkable, there is a large Palm or other tree planted in this space. Esentially, it is impossible to have a dog in the townhomes and not have to enter the common areas to walk it. Dogs are not permitted in the Condo buildings.
 

That last post is correct, I'm intimately familiar with the HOA rules and you are not allowed to walk a dog in any of the common areas of the resort. Not allowed in condos at all. Non common areas include the 5x5 tiny patch of grass in front of the townhomes, and the lawns at the private homes.

Meaning, the HOA and HOA rules really go out of their way to discourage or disallow pets pretty much, and you can get in trouble for walking a pet around the common areas of the resort.

Are these rules just for renters? or for owners also?

Is there a dog-friendly park in the area to take your dog for a walk? Or a good stretch of sidewalk outside of WH? Could I walk him to the gate from a townhouse and take him for a walk on the road outside of the complex?
 
The restrictions contained in the HOA Declarations apply to both owners and renters. However, an owner has the right to adopt a "no pet" policy as part of their rental terms and prohibit pets in the singles and townhomes. Conversely, an owner cannot expand a guests rights to have a pet in the Condos or to allow them to be walked on the common areas. The road outside the complex (Old Lake Wilson Rd.) is pretty heavily travelled. I wouldn't recommend walking the stretch between Windsor Hills and 192. it might be a bit safer in the other direction. Hope it works out for you.
