Percentage held for Paying cash.

On DVC properties what is the percentage of rooms held for
DVC members compare to someone who wants to pay cash for a room. I am not a member, but have shown interest. But a few times I have asked another member to check on availablity there is none, but I can call and reserve the same request for cash price. Here they are with Rooms available for cash but a DVC member can't get those rooms, especially when there are rooms available within a 3 week window.

I guess this would be a con for me in buying into DVC. Since I never book a vacation 6-12 months in advance, but do travel during off season.

DVC members own 96% of each resort- the remainder is used for remodelling and for cash reservations.

When a member uses points for a non-DVC reservation (WDW resorts, Concierge Collection, Cruise), those points are used for cash reservations thru CRO. There are some times when there could be cash reservations available, but no point reservations since the rooms have been "reserved" using points already turned in by members.

At a resort not yet sold out (VWL, HH and VB) only the % of rooms owned by the members is available for point reservations- the developer may rent the remaining inventory thru CRO.
 
To follow up on Doc's last paragraph there is also the matter of declared inventory and undeclared inventory.

Let's use a new DVC resort such as the Villas at Wilderness Lodge as an example. When VWL first opened in Jan. only a small percentage of the rooms were declared into DVC inventory. Let's use 20 % as an example. That means DVC members were only allowed to use points at only 20 % of the VWL rooms. The other 80 % were available to anyone to make cash reservations through CRO.

Undeclared inventory is available to anyone through CRO for cash reservations.

This has come up many times and there is considerable disagreement as to what's appropriate. To me, the 2 pools of rooms are totally separate and should remaind so. That means there may be rooms available on one side or the other not accessible from the other group. There are those that feel that if a room is available, they should be able to get it regardless of what pool it's in.

It might be good to have 2 pools as they do have.. but when it comes down to lets say 30 days left and there are cash rooms
available a there are No DVC rooms available, they should make those rooms available to anyone in that kind of time frame.

How come? The rooms that go to cash before 60 days out are not owned by the DVC members at all and should not be made available. As a matter of fact, at 60 days out they take the points room and tranfer them to cash so at 60 days out, some of those rooms may have been points rooms but are now cash. I suspect those rooms are available for both points and cash until gone.
