OT- Buying vacant land, need well, spectic, hydro and advice!

Hi All ~ Anyone buy vacant land in Ontario and have to start from scratch?

I need a well drilled, spectic, hydro and best estimate for cost and references for contractors....near Colborne, Ontario.

To get well, septic and hydro you are in the $25,000 - $30,000 range. It all depends on :

well....how deep they have to drill and if you are paying by the foot or a flat fee.

septic....how many beds/baths it needs to service.

hydro....how far it has to come from.

It could cost a little less but it could also cost a lot more. The well being the biggest variable.

Generally, wells are in the $10K range in Ontario. Not sure about the other two. Hydro, I know, has to do with the number of feet in from the road, number of poles etc.

Hydro poles are right next to the property and across the street as there is already a house across the road.
