I have a home that is a frontrunner right now, anyone have any experience with this home or owner?

Everything seems great and the price is reasonable. He was quick to respond to both my pricing requests. He is requiring a 20% deposit and balance due 60 days before arrival. He is not requiring a security deposit. Is this pretty standard?
I have never done this before so any advice or input before I hand over my money would be appreciated! I'm so used to Disney handling it all for me!
