It is important to distinguish between what you personally would prefer they do, and what the bulk of members would prefer they do. I don't think such a practice would save money, since administering that system would cost quite a bit. They'd have to have appeals processes and such, in order to be fair, and a lot of members would end up feeling shafted by the system if they got charged for what they felt was a clean-enough roomThat dissatisfactionwould increase sales and therefore reduce resale values, which adversely affects everyone.

Or perhaps the mess came from a failure of some villa equipment (like the dishwasher).

Incidentally, I didn't see the incredible increase in resale value factored into the analysis yet. That's a critical omission. Some members have actually enjoyed their membership for 10 years and actually made money on the whole deal. YMMV.
 
If you check out the thread on dues history you'll see that OKW has had strings of 5%+ increases before, however the average over the last 10 years is still only 3%. I personally would not be overly concerned by a 5%+ increase, even if there are a few in a row. I think it seems to average out in the long run. I don't own at OKW but it has the longest history so it probably paints the most accurate picture of longer term fluctuations.

My guess is that if it were cost beneficial for Disney to implement a system whereby they charge guests for "excessive" cleanup at ANY of the resorts, they would have done it so far. I think if Disney were doing one thing at its resorts and something else at DVC resorts you might argue with their method, but I'm sure they have determined that the overhead and guest dissatisfaction with such a method is not worth any savings they might have by directly charging guests rather than just rolling the cost of maintenance into the room price.

i thought your point, about resale value on our DVC points, being tremendous.
But, don't you think, one day, disney, will stop ROFR and our points could devalue, dramactically and quickly.
I am hoping, this is at least 5 years away, because people tell me, it will take that long for SSR&S to sell out and DVC does not want DVC 1 resales to compete with DVC retail's.

This seems a bit unnecessary considering that this logic could be applied to many of the threads I've seen here over the past 4 years. It seems to me that any question of banking, borrowing, transfer of points, etc. would fall under the umbrella of this observation.

No. Rather, as we get closer to 2039, resale values will eventually stop increasing, and start decreasing slowly. I believe we're getting to the point now where increases in resale values will be minimal, however, significant decreases shouldn't occur until the value of the remaining points is less than the resale value. As you know, from reading this thread, break-even is still in the 8-12 year range. Even going a bit conservative, say, 15 years, it'll be 2025 before the value of the remaining points is less than their actual cost.
