Old home & New Home Desperatly need help

Well at the age of ??? well let's put it this way, I am collecting Social Security, We bought our very first brand new single home.

We have not sold our old home yet YIKES and we make settlement on the new one Jan. 12th.

OK any tips on making my old home appealing. Should I decorate or leave it sparse.?? I have cleaned so much I actually have tendinitis in my elbow.

And we will be moving some things to the new home Jan. 15th. Any things I should do or know. I would really appreciate it. Nervous is not the word.

We will be staying in the old home for a while as we will probably move slowly.

according to all of the trendy "staging" shows you should depersonalize the old home (remove photos, collectables...), spruce up the paint, update or at least hyper clean the carpet, update lighting and plumbing fixtures, invest in brand new "crisp" bedding to create that "lux" look in the master...

honestly, when i went home shopping i looked at the bare bones of the house, i disregarded how it was decorated and focused on what major upgrades were needed to suit my tastes.

check with a realtor to find out what is appealing in your market area, what small fixes (or purchasing credits) would be beneficial to embark upon.

because dh and i are planning on selling this spring we have kept a close eye on sales in our area. for our area it seems that (at least for us) although a repaint of a room or rooms would be a low level cost-it is a make or break for many home buyers.
 
Hi thanks for the great advise. I have done mostly all ofwhat you mentioned.

Our house is over 100 years old. Oh I am only 67 so getting a brand new house is such a big deal.

I am wondering about our basement. it is just that a basement. Just leave it or really spruce it up. Such as painting.???

Make sure you stage your house properly and take lots of pictures since you will be moving out. Once you move out now it will be empty and if you run into trouble you may need different pictures to place on your MLS sites.

Go to Realtor.com. Take a look at your competition.

When we moved, we took all of our clutter and personal belongings. Our house looked like a display house.
I am one of those people who watches "House Hunters", "Design To Sell", "Clean House", etc....
We also went to some "Open Houses" in our area to check out our competition.

Do your homework! Good Luck!!!
 

-Remove any wall to wall carpeting that may be covering up hardwood floors.
-Since you have a 100 year old house, I would highlight any original period features that may appeal to buyers.
-Declutter and remove any nick-nacks. Remove excess furniture.
-Take a good look at your kitchen and bathroom - do they need updating? What kind of kitchen cabinets do you have? If it's an older wood look, you may want to paint them.
