OKW open again?

Greetings. My family is following my parents, who bought into OKW 17 yrs ago, and joining the DVC. We were at WDW 2 weeks ago, and planned on buying into BLT for 200 pts at $115(more likely 240 pts as there are 6 of us). I figure it's a good starting point, and I could still put the cash down within a few months. My father held us off until he talked to his Guide, and she called back today to say that OKW is open for a 50 yr lease at $101. Maintenance is almost $1 more at OKW, but the rooms are larger and it's what I'm accustomed to, as we've used it twice before. Any thoughts out there (besides buy more points?)
Wife's biggest sticking point was the lack of sun on the BLT pool (at open house between 1400-1600 on Black Friday)
 
I would also suggest considering looking at OKW resales. There are both 2042 and 2057 contracts available via resale atr pricing far below buying thru DVC at $101 - well worth at least consideration and no difference in what you will get. Just click on the link at the top of the page for The Timeshare Store for a look at what's currently available.

True, the OKW maintenance fees are higher than at BLT, but the point costs for a stay are much lower at OKW. For 2010, OKW dues are proposed at $4.87 and $3.78 - and will be voted on tomorrow by the board.

The contracts at OKW available thru DVC are not for 50 years from the purchase date - if they do offer a 50 year contract, be sure to make sure they will honor that claim in writing. The OKW extended contracts all end on January 31, 2057. The extension was offered in late 2006 and extends the original contract for an additional 15 years. The original contract ends on January 31, 2042 - at OKW, VB, HH, BWV, VWL and BCV. SSR currently ends in 2054. No plans have been announced to entend any other resort contracts, but that is still a possibility.

You can buy the OKW 2057 resale contracts i the $70-80 range, for the 4042 contracts in the 60s.

Yea OKW resale is great deal if you want that as your home resort. Keep in mind you can stay at any DVC resort if available at 7 months out though-no matter were you own. OKW happens to be one that is pretty easy to get, BLT will be much tougher as is BCV.
 

I think a lot of it depends on where you want to stay most. For us, we really wanted BLT because of transportation. We do not rent a car when we go to the world, and we do not leave the property, so BLT works out well for us.
 
As the other posters have said, be sure to check out the resale market if you want to buy OKW. The savings over Disney's direct price can be very substantial. We recently bought a resale contract for AKV from Scot at the Timeshare Store and it was very easy, smooth process. About the only thing negative I can say about going the resale route rather than buying direct from Disney is the time factor. If you buy direct from Disney, you will have access to your points within days. It wouldn't surprise me if your Guide could make and hold a reservation for you even before the closing is finished on your deed. If you go the resale route, you have to wait for ROFR and then you and your seller have to submit all of the necessary paperwork. In our case, it took 54 days from the day we made our offer on our resale contract until the points were available in DVC's system for us to use. With resales you run the risk that Disney may ROFR a contract, in which case you'll have to start all over. Good luck on your decision!!!
 
I just bought OKW for 65 a point. Definitely buy resale if that is the way you want to go.

If you are staying at your home resort, dues per stay matter more than dues per point. For instance, 1 week in an OKW 1BR in dream season = 200 points * 4.87 = $974
1 Week in a 1 BR at BLT in dream season:
Standard view: 249* 3.78=$941.22
Lake View:276 *3.78= $1043.28
MK View: 334 *3.78= $1262.52

So, you pay more per year in annual dues if you buy BLT points and stay in BLT Lake View or BLT MK view rooms vs buying OKW points and staying only in OKW rooms. (and, yes if you only buy enough points to stay in BLT SV you save money)

Now, since OKW usually has availability (unless you want OKW Grand Villas, they are really tough for non-owners to get) you get an even better annual dues deal buying BLT points to use at OKW - however, only do that approach if BLT would be your 2nd choice and you would not mind (and have enough points) to stay at BLT...

Kind of lost me, but WELCOME HOME and BLT will be a great spot to own IMO.

The original BLT points will give you 11 months priority at BLT, then a 7 months out-you can attempt to switch to OKW if you want (at the points needed per room at OKW), it will likely be available except maybe a GV-or possibly a supe busy week like XMAS/NYE. If not available you stay at BLT and try OKW (or any other DVC resort) another time.

If you also add on (and keep the BLT) at OKW, those OKW points can be used at OKW at 11 months out-and you can bank/borrow 3 years of points as well giving you more point power at each resort 11 months out.

I just split the BLT contract to 160pts (the minimum purchase) and 80pts, just to have some flexibility. I saw some other threads describing splitting the contract into 80-pt chunks, so they had enough contracts to pass on to the kids, and asked my guide if I could also do this ( I have 4 kids, so I thought 60-pt chunks as "seed contract" and they would have to add on for themselves).

Otherwise, on the original subject, it seems the consensus is I can get OKW "home" rights by adding OKW points, either by add-on purchase, or a separate resale purchase.

i understand now and your thinking is exactly what i just did. I just did an add on for 220 points at blt and split the contracts 110pts a piece for my 2 girls. I just hope not to have any more kids cause i cant afford another add on.

That is correct, you can have as many "home resorts" as you want.

Sorry, I'm retired AF LTC, and "homesteading" referred to staying at one base for longer than the usual tour, but at risk of not getting the choice positions/promotion because you weren't flexible.
In the B-52 community, I started with 12 base choices, and now there are 2...not hard to homestead by default.

With 4 kids, I have some work to do to get 440 pts total for that kind of split, but it may be a worthy place to but some of my retirement bucks
