OKW - loaded contract - good price?

What's a good price for OKW for a loaded contract?

We have a new opportunity and need opinions.

A ggod price is one that you can live with. A lot of people pay different prices and you have to be happy with what you pay, not what somebody else pays. I just bought OKW at $52 a point. All "10" and all "11" points. I paid closing and MF. I felt it was a good price. The sellers were asking $60 a point.
 
Although we have never purchased a re-sale contract I agree with pp, it is what you can live with. You can take a look at the ROFR thread and see what has been passing lately. Once you determine the number of points and UY you need come up with a price point that you are comfortable with. When you find that contact go for it :) I am always looking the resale listings, I am just not sure if we need more points (I always want more points though ;) ). When we finally decide, I know what we are looking for and what we are comfortable paying.

I agree with the PP also but it will also depend on the size of the contract. A smaller contract will have a higher price per point than a larger one. We purchase are 30 point resale for $65 with all 2009/2010 but I wouldn't have paid that for 150 point contract.
 

We're looking at a 100 point contract. Just don't want to pay too much.

I just finished purchasing an OKW contract which just got added to my account yesterday. Was 310 points Dec UY, came with 310 2009 points, 310 2010 points and all points forward. Price was $50/point, buyer paid closing and 2011 MF.

This purchase was from a seller out of the country and had to go through probate; didn't know about the probate requirement when I purchased it; which caused it to take a long long time between ROFR and closing.
 
I don't think you should worry too much about per point price. If you will get your vacations at an overall price that is reasonable to you, that is what is important.
 
A 100 point contract often goes a little higher than larger contracts (over 160 points). So like the others said, I would expect you would pay $3 to $5 more per point on a smaller contract. Also a contract that has the extended contract at OKW (ending date of 2057) run higher per point.

If I were you I'd check the ROFR thread by Donald is #1. http://www.disboards.com/showpost.php?p=40891206&postcount=732 Her thread has details of resale contracts that either passed ROFR or were actually ROFRd. It shows the price per point and the number of points purchased.

OKW contracts (according to the broker we are listed with and also a second broker we are talking to)
OKW 100 points go mid 50's to low 60's depending on a few things.
How fast we want to move it. stripped or not, etc...
Our contact is stripped, (no points til February) so I'm sure we'll be selling lower than our asking price of 56.

Like any other major purchase, it mostly comes down to what you're willing to pay.

We sold 310 points at OKW (2057) last month for $68 p/p.

18 months ago, I paid $67/pt for 08/09 fully loaded contract on 220 points. After all the math, I could live with this. Looks like the price has come way down but it is also a couple years later in a still-poor economy.
 
If one can wait a few months to a year, the price will likely continue to ease down. I would think one could get that 100 points under $50 a points out the door within a year and larger contracts at $40 or under. I've already seen evidence of one contract sent for ROFR from SSR at under $40. But time has value also so it depends on one's circumstances.

I have no doubt that the economy is the key to people who need to dump their points and cut their losses, resulting in very low prices.

Then there's the factor about how the seller made the purchase. There's no way to tell how the seller originally purchased. Are we seeing loads of resales back on the market? Or were the contracts purchased direct from Disney? New owners or people who are burned out on the Disney experience? Are the really cheap ones resales being re-sold or are they contracts with attached mortgages that will soon be in foreclosure?

Pretty much like the current real estate market. A lot of people are in over their heads.
