OKW Grand Villa - Beds and sleepers

ok so I've looked at many photos and videos today and have seen 2 different set up.

1 - 1 king room, 1 2 bed queen room, 1 2 bed double room, and 1 sleeper sofa = space for 12

Then I see

2 - 1 king room, 1 2 bed queen room, 1 2 bed double room, and 1 sleeper sofa and 1 sleeper chair = space for 13

I know the room is maxed out at 12 and that is fine but the extra bed would be better with our group and bed sharing issues.

So what set up is in the 3 bed grand?

OKW Grand Villa will have one king in the master on the first floor, one queen sleeper sofa and a twin sleeper chair in the living room. On the second floor, there is one larger bedroom with two queens and one a bit smaller with two double beds. There are sleeping surfaces for 13, but your are limited to 12 persons and one under the age of three. The sleeper chair just gives you a little more space to play around with. Don't forget about the second bathroom (no tub, only shower) on the first floor.
