Asking a little help form fellow DVC owners. Wondering what you would offer on a 200 point 2014 contract at bay lake towers. Contract is not stripped.

Yes it looks likes most are in the high 90s however some small contracts were in the low 100s. However the realtor thinks around 105.
 
I think you can find then for around $95, especially for a "large" 200 point contract.
 

I feel like anything under $100 would be a deal, anything less than $95 would be a great deal. If it's a contract you get your heart set on though, don't lose it over just a few dollars ::still shaking my head over an OKW contract I lost because of $2 :(
 
Please keep in mind that the "realtor" is actually a transaction broker. Their fiduciary responsibility is to facilitate the transaction. They are going to provide you with a number that they think gives you the highest probability of having the transaction go through successfully and quickly. And that's fine, because that's their job.

What you need to do is consider what your motivations are. I feel for the person who lost a contract over $2, but if their goal was to get the lowest price possible, then maybe that was a good loss. If you have to have THIS contract and it has to be RIGHT NOW then I would follow the advice you have been given and pay a little more. However, if your objective is to be patient and get a good deal, go in offering lower (however low you are comfortable going) and negotiate from there. Remember, there is always another contract if this one doesn't work out. It's BLT not VGC.

I would not pay attention to the price of contracts that have been taken by Disney through ROFR as it is a dynamic and undefined process that is not necessarily price dependent.

I have to agree with this...
After months of looking We found the perfect contract for us... The sellers were not going to budge...
We agreed that paying $4 more per point (120 points) would be worth to us in the long run..
 
Have you checked the Timeshare Store.com? There are a few 200 point contracts on there for $95 a point. I would jump on one of those!

There's a pretty loaded one at Fidelity for $92.50, listed yesterday.

Did the broker tell you why he believes this to be the fair market price for this particular BLT contract? Does it have 200 banked previous years points (@$11 per point rental value that's $2200 added value, IMO) plus all current points and all of next years points untouched? Or is that number based on what the sellers will accept because they have to pay off their loan and pay the salesman's commission?
Of the dozen or so 200 pt. BLT contracts currently for sale (there are around 70 total BLT contracts currently for sale of various point sizes) one is priced @ $105, one is $120 and there are 11 @ less than $105, so to me, $105 is too high.
You really need to do your research to get a sense of the true market value of resale contracts and that data is available if you search for it.
